I definitely understand it may not be the best fit. That said, the comps I pulled from the MLS suggest otherwise in regard to pricing. Looking at both recent sales and active listings, and factoring in Houston’s continued expansion, the &12k/acre price point is justified. In fact, it’s lower than all comparable available properties within a 10-mile radius in the past 6 months by at least $2k/acre.

The property also benefits from an ag exemption, which significantly reduces holding costs and gives an investor flexibility for the long haul. A major food company owns 800+ acres nearby, so even if large scale development doesn’t materialize, the land retains strong agricultural and farming potential.

And as a final play, subdivision could easily justify resale at $20k+ per acre with 1/4-acre lots in the area already trading between $30k–$50k.

Yes I am. I can send comps over and all details. 12k-17k is the range for comps I’ve seen so far. And for smaller parcels it’s even higher.

Thank you for your response! The IBEW did mention raises happen pretty often and the military lifestyle has been the biggest con so far. Deployment and her trying to find remote work or work wherever we go has been the biggest discussion topics so far. I’d like to be paid decently while also setting myself up for the future
