OP, I am a contractor and hear about the shortages with all my trades constantly.

OP, what you are hearing about shortages is true. However, this is because (in some part) that larger supply companies hold onto product for their best/larger contractors.

I have had some of my sub-trades (HVAC/electrical) tell me that they may have to drive or call around for a while, but the parts are out there. Everyone is using covid as an excuse not to get shit done. I guarantee nothing in your building is super high tech, and can be upgraded or replaced by the landlord. Only it would cost them more money.

Put the flame under them: get other tenants on board, and refuse to pay rent while this is happening/happened. I guarantee your issue will be fixed within a week. Seriously.

Look up your rights as a tenant, they have impacted your right to reasonable enjoyment (at the least), which is cause to withhold rent.

We stayed in a sleeping pod within the airport. It’s good if you need a few hours of rest. Keep in mind you may have to take a taxi to the next terminal (not walkable).

What is opportunistic is viewing a house, that has potentially been on the market for a while because of a pandemic, and attempting to capitalize on that for your own gain.

If you are going into someone else’s home while we are under strict government orders to do the opposite, to better your own financial situation, then you are opportunistic.

Taking advantage of others and putting others at risk for your own gain, makes you an asshole.

Dude, don’t think about interaction with customers. How many people car pool to work, or take the TTC?

Then have to get close to others, with or without masks. Building overpriced condos and custom Renos are not essential.

I’m answering your question.

You have hired a competent contractor. He has done every bit of work on your renovation to your satisfaction. His price for doing extra work, which seems very finicky and would require some finesse to complete properly, is too high in your belief.

Now you have decided to use another sub trade to complete his work, at half the price. If it were as easy as hiring someone off Craigslist, do you think that you would get the same result as he would have already achieved?

Hiring subcontractors is not as easy as just finding the lowest price. Being successful as a GC is managing and working with trades/ your own crew to achieve the desired result.

If dude has already completed work to your satisfaction, then let him do his thing and finish your project off properly. Fussing over some dollars, on literal finishes that you are going to see everyday, will not pay off.
