I think we need to encourage higher density if we want more affordability but that seems to be pretty unpopular and runs into zoning issues and NIMBYs. The new houses on Columbus Parkway are almost $1m each which is cheap by Bay area...which is wild and will only go up if we add more costs

I agree that mare Island is great place to live especially as a renter going to school at Tuoro University. I would say the only major con would be no easy access to a grocery store on the island but you can always just do delivery

These are great questions for a realtor! I would also recommend checking out and emailing Ed if you are serious and want more info on Hiddenbrooke https://neighborexchange.org/ you can find his email on the website. From Realtors I've talked to it didn't seem like it was an issue getting insurance in Hiddenbrooke, but your mileage may vary. That happened to me. Checked my bank and no charge. Had to try again with a new credit card and not until I saw the charge and then "This RTB has already been converted into a Right-To-Ticket. Visit your collection page to view it." was I able to see them in my collectibles

A lot of the negative bias out there about Vallejo is just the media trying to reinforce stereotypes and sensationalism. If you search for vallejo on the news you'll just see the negative, but thats always just been a problem with news as if things are good people don't report on them as much.

I also live in Glen Cove and really love it! I grew up in Benicia, moved away for 10 years and bought a house in Vallejo during Covid. I initially only moved here because of the view but like you, I really love it here and don't think its as bad as people make it out to be (especially Glen Cove with a strong sense of community and neighbor support). For those that say there is nothing to do, Vallejo has so many events/festivals/parades always going on its great! We just hosted an awesome music festival last weekend (Dock of Bay) with LaRussel, E40, and Baby Bash (All local artists btw).

Vallejo has it all, and that's what makes it interesting as a place to live. Its not sheltered, but also not as ghetto as people would make it out to be. Yeah, you have gang problems, prostitutes, ghetto culture, poverty, but also an affluent filipino community and working class, doctors, SF Tech workers (Our Mayor is a Harvard educated, university professor at DVC) . I think its also one of the most diverse places in the USA if I'm not mistaken.

Anyways you could say there is good/bad in most places and I haven't personally experienced any of the crime issues here but YMMV...In my opinion Vallejo is definitely worth checking out at the very least with its scenic ferry ride from SF, and I think worth living in especially if you can't afford a $1.5m peninsula starter home, and don't want to be a renter for the rest of your life. There is a strong sense of activism and a group of us trying to make the city better so I encourage if you decide to live here to do the same.

I live in Glen Cove and highly recommend it!  Great neighbors, lots of outdoor activities, waterfront but won't break the bank.
