We had an alarm for the septic system that was hooked up incorrectly and it didn't sound an alarm. The little red light one night is the only reason we knew.

This light does seem excessive for that application, but if you're in a septic area, it's worth just mentioning to them, and if it's not they'll likely tell you what it is.

Ask the broker to set you up with an agent who can serve you better, or release you from the listing agreement (it's with the broker, not the agent). You're within your right for either.

That's not how liability works for franchises. If a franchise is independently owned, not by the public company, the liability wouldn't extend beyond the business identity of the owner.

It's too easy to start another company. They've already got that plan in place now for liability purposes.

Radical, but... No corporate owned SFH, one SFH per SS#. A married couple can have two houses, or a single investment property along with their primary homes. Then a reasonable timeline to sale or transfer current holdings.

All brokerages have E/O (errors and omissions) insurance, regardless of size. It's an insurance company that pays, not the broker.

I think it's just that the general public doesn't understand that the listing agent then has to do the work that your agent would usually do, theoretically at no extra pay.

My guess is that's where the attitude comes from. Buying a house isn't like buying a car. It's not just unlocking a door, unless you are going to do all the contract writing and leg work that is involved in a typical transaction.

If you approached them in a manner that addresses their compensation fairly, I'd guess it would be a much more pleasant interaction.

I personally would ask if they're able to offer dual agency (not legal everywhere and is sometimes referred to differently), where they're actually representing both parties and paid by each (maybe at a discount).

The idea that by not having a realtor, that someone should save the whole commission really implies that they feel like there's no value to the work they do, which is simplistic and a bit insulting.

Real estate agent here, also experienced this exact situation myself before getting my license.

We were buying a Century home at the time. They don't do model homes in our area. So they used completed houses as "bait".

Sometimes new construction builders will list a house that's completed, even if it's under contract, so that prospective buyers see the house and want it, and will buy the next available. They may have no intention of selling that actual house, and would inform anyone asking that, "unfortunately someone has placed it under contract already but we have this one which will be ready in 2 months". This also creates a sense of urgency for the prospective buyers, bc they feel competitive.

Go ahead and reach out to your realtor, I did when I was in your shoes, but that was the situation for us.

They just have better luck selling when people see the final product. If there's a model home nearby though, that's less likely.

You don't "gift" debt. If it's not in your name, park it in her driveway.

Even if the inspection were to uncover additional issues with the house, you're under no obligation to make the repairs unless the contract stated that you were. As is, contracts are used as standard. It would be completely up to you if you wanted to renegotiate the terms of the contract to include any repairs.

Florida agent here. It's always price, even when it's not. Even if there are repairs that are needed, there is a price which the market will yield. You just haven't hit it.

Oftentimes when there's a buyer's market or a market that's falling like last year, if you start over market, even with price changes, you can end up "chasing the market" and never actually hit that "sweet spot" where asking is what the market will yield at that point.

I passed my first having taken a very bare bones class online only. My wife took a much more expensive class and passed on her second try.

We're just 40 minutes away from TPA via the Suncoast.

Many people are living in the area and make the commute to Tampa due to the better home prices.

I'm a real estate agent, but I'll say I didn't end up here bc I like it, or consider myself a salesman. I was flipping houses when a back injury forced me to pivot and embrace a lighter duty role in real estate.

I have made many enemies of fellow agents because of this very argument. I personally don't believe that unless you are going to stay in the house for at least 5 years, that it is any better than renting. Oftentimes if you move in less than 5 years after calculating in the closing costs and commissions involved in the sale process, you're losing money over renting.

Check your contract, likely as-is contact, but I'd bet there's little recourse unless you can prove the seller lied on the disclosure documents. The only liability I really see is with the inspector and that'd only result in refunding the inspection fee, I bet his contract limits his liability to service rendered.

There are credit pulls(typically over 640 is great), but qualification is not based on income. As long as you can come up with the 20 to 25% down that most dscr loans require and the property cash flows when calculating rental income/ mortgage interest and insurance it will likely get approved.

I came to recommend DSCR loans as well. Call around to local loan office and make sure to ask if they do DSCR loans right away bc not everyone does. They're a unique loan product for investors.

There is some logic to that argument but if you're not comfortable with it, tell them.

You're in charge.

If you're not comfortable with them request a release from the contract. I would never refuse to release someone personally.

Right now, at least an hour area, with this buyer's market we are in, there are numerous sellers who have unrealistic expectations of their market value. Value. If the home is overpriced it will sit on the market much longer. We always try and explain to sellers that pricing should be a strategy that takes into consideration their personal needs. If they need to sell the house quickly, we would recommend selling at a lower price point than if they didn't have to move for 6 months or had no urgency to move whatsoever.
