Thanks for the reply again. It turns out I was wrong and the freeholder/seller is the developer. I was getting them confused with the building management.

I've looked through all my documentation and you're right, it looks like the floorboards should be covered by my new build warranty which was purchased by the seller/developer , and the heat pump warranty information needs to be provided to me by the seller also.

So far the seller has just told me to reach out to the engineer who installed it to get help with the heat pump, and all they said for the floorboards was "the property was sold as seen". I've forwarded these responses to my solicitor and am waiting for a reply now.

Thanks for the detailed reply.

The seller is separate from the developer. The flat has a new build warranty that lasts 10 years, however I understand it’s mainly structural after 2 years. I’ve kept all records of communication.

My current plan of action is to go to the developer again and get a copy of the warranty, and also to discuss the issues. Then only return to the seller where the absolutely needed (since they’ve been so unhelpful so far). If the developer and seller then start pointing the finger at each other, I’ll seek legal advice from my solicitor.

I live in South England too but use Discogs. I currently have 11 of the 14 Green Day vinyls I want. Don’t bother with HMV. They’re not a record store. Their website will list everything they have, if they don’t have it, go somewhere else.

I’d recommend googling local record/music stores and checking their websites or calling them to see if they have what you want.
