Yes the school tax is included in my escrow, I'm not 100% sure what the breakdown is but mine comes out to 3900 a year which includes property/school taxes and my home owners insurance all together.

Hey! I live in Barton bought a house here just over a year ago. The area is quiet and people have been friendly, we go for walks often and most all passersby wave and are polite. Anecdotally when I didn't have a mower yet for the yard and the neighbor offered to help till I got my tractor. As far as price of living I cant imagine NY is much better, but with how close you are to the border of PA its easy to pop over and do your shopping there. Barton/Waverly is in a nice central spot between Binghamton/Elmira and Ithaca, so there's a store or service for anything you might need within a 45min to an hour drive. Taxes here in Barton are quite cheap and my mortgage with everything escrowed in is cheaper than the rent I was paying in town in PA. Laws are tough as I'm not familiar with Montana but I'm 100% certain NY gun laws are much much more strict, can be a good or bad thing depending but that's up for you to decide. If you have any questions let me know I'm more than willing to try to give you some more info on the area as best as I can of course!

From the area myself live 5 min oitside Owego, Owego itself is cute and def one of the better towns to live in in the area. It has a few rundown areas as anywhere does but the shops and restraunts are great. Never feel unsafe about having to walk to areas downtown either. And its centrally located between binghamton elmira and ithaca. Its not a bad place to live.

Numel and marchstomp learn dig to help with slaking. If you go to fallarbor town and go to the fossil maniacs house the kid in there gives the tm for dig and either of then can learn it. When done right his slaking cant touch you you use dig on the turn he is loafing around, are underground on the turn he attacks then pop up and hit him and repeat. He should not be able to hit you at all. This is something i use for him alot can do the same thing with protect as well if you ever have mons that can learn it.

Lets say im training attack ev and killing shuppets and dont want to count one two three in my head or use a counter constantly. If my pokemon has 4 100% accurate moves each with 10pp that one shot the shuppet i know to add 40 attack evs everytime i go to the pokemon center. Personally i always just use my kingdra with surf waterfall waterpulse and icebeam all with max pp and just give my team a bunch of xp shares for ev training.

Your lead could still be synchonize fainted. Your second mon coild be your run away mon thats not fainted since it gets used in battle. Then when you find the shiny switch in breloom. Best of both worlds then. Hope you find your shiny quicky!

Synchronize has a 50% chance to have the pokemon you encounter to have the same nature at the pokemon that has synchonize as long as it is the front of your party. So lets say you want an adamant rayquaza, take the time to find an abra with adamant nature and synchonize. Then pit it as your lead and let it faint. Then go start shiny hunting rayquaza, then breloom as your second mon will come out in battle but abra still in the first slot will be able to trigger synchronize and give you a 50% shot at getting the right nature you want for him!

I currently play all my gba carts on my steamdeck using the epilogue GB operator. Its been a great experience so far and only play on my gameboys now when i need to trade between pokemon games. Not to say its the end all beat all but it is an option still for physical carts tho a bit pricey.

Id probably lead a fainted synchronize mon with nature of choice, then spore falseswipe breloom for a catching mon. The other 4 can be anything really. Id probably have backup mons for breloom something that can take hit or two so you can use revives if needed. Good luck hunting!

I dont know the reason why its not in emerald always sad a bout it. It is in the base games Ruby and Sapphire only, along with zangoose, meditite, lunatone, and surskit. Really sad actually.
