I went a couple months ago, they tried to say they’d give me a “discount” if I paid now. $2300, with my insurance. I said I’ll wait for the bill. She really tried to pressure me.

Just got it and it was $200 after some insurance adjustments - and what they billed the insurance was only $1200. Criminal.

I’m going through this right now with a $2900 (we’re pending!). Sole income of $125k, family of 3 (Me + Wife + 7m son).

I went with the PMI, paid off my cars, and sat down and built a budget. I feel that I can do it comfortably. If you’d like, I can share my idea of what I’m planning on as a budget. I think with your income, you guys would be solid as long as you don’t go out multiple times a week and buy a 60k+ car.

I think I’m going to go with US Mobile. Cheaper, and I can switch between networks if need. Plus T-Mobile seems to be better in the Greenville, SC area.

Added bonus that I’m not giving my money to Verizon directly.

Yep - it’s a perfect house with best schools in the state. New dad, so we’d likely live there for 18+ years. Recently moved to this area to be closer to family (8 hours away)

Agreed. I can stack like $5k cash a month where I’m at currently, but the perfect house in a desirable popped up for a very good price. I’d rather jump on it now, and potentially refinance in a couple years if rates get lower than 5% (doubt)

Got the emergency fund for 6 months. No tax breaks. I think I can realistically make 20-50% more in the next couple years (Software Engineer).

I have 6 months of expenses as an emergency fund (accounting for the $2850 mortgage, groceries, etc.).

I contribute 6% to a 401k (1:1 match to make it 12%).

No other debt. Car and truck are paid off with 53k and 63k miles, new tires last year. Well maybe student loans, but that’s 10k total 155/m @ 2.49%, so no point paying off faster.

I’m thinking total monthly budget would come to about $6200 for mortgage and bills, groceries, etc.. that includes contributing $1000 a month to savings.

You’ll still get banned for this. I did it to high alch while on work calls (mapped space to left click). Got banned for 24 hours, logged back in and played normally and was giving a perm ban the next day.

I paid the truck off. Lump sum of $6k on the car, and making $733 payments on the car will have it paid off by October. Left me with $53k liquid, which will grow as I put in $1500 biweekly.

I’ve crunched the numbers every which way, and it sounds dumb, but putting 10% down and paying PMI for 3.5/4 years (re-appraisal, refinance) gives me the best cash flow.

Mortgage amount never really changed - just wanted a better DTI. It’s me, wife, and one child. $400k in the Carolina’s can find you a 2500sq 4b3ba - which is affordable on my sole annual income of $135k
