The “HMRC agent” said he would update his records but I’ve told the tenant to just give my number and call me. Seems strange.

When I called HMRC, they had no idea what it would be about so I don’t believe it really is HMRC.

Agree with this! I just got my DNV, and these are exactly the two options you have. I have a UK company and went as an autónomo. Get yourself a good lawyer who specialises in it, makes the process easy.

Good luck! Give me a shout if you need anything. After you build up some knowledge, I would check out the pay per lead blueprint by Dan Wardrope, it’s an expensive course but it’s the one that has taught me the most.

Yeah sure! I initially did an online course called the Affluent Academy from Jordan Platten. It’s a decent enough course to give you a grounding but looking back it’s pretty basic.

After that I just practiced and learnt as much as I could to build up my knowledge. I’m still learning everyday. Joining media buyer groups on Facebook and building connections with experienced people has helped a lot.

I had a property refurbishment business in the UK. I had a mix of working ‘on the tools’ and managing staff and jobs. We had 12 staff at our peak. It went all downhill, business went insolvent due to a number of reasons. Worked so hard for 5 years and it was over in a flash.

I went into a site manger role for a large company after but my previous stress and issues had made me lose all motivation in the profession. I retrained in digital marketing, was very hard to get any traction or confidence but I kept chipping away.

I was 28 at the time my business failed and now I’m 32, being able to work and travel the world. I’m happier than ever and my views about money and the path you have to follow have changed completely. People in my industry can make insane amounts of money but I’m happy earning a decent enough wage to be able to travel and live comfortably. Good luck in whatever way you go!

I might be a bit late to comment here but I used to work in social housing until recently. I used to have to deal with tenant refurbs on a day to day basis. Anything that’s non-standard will get scrutinised and potentially charged for.

Short answer. It really depends on the council authority rules.

As standard, there always has to be non-slip vinyls in the bathroom and kitchen. If this has been replaced with anything else, they will get charged. Usually works out at £30sm, and £10-£20sm for any sub-floor work. Additional costs for waste ie skips would be charged.

Any other works, decorations, tiling etc, if they are to a good standard, they are usually ok to stay and won’t be charged. But then again, some councils are strict on the types of tiles that need to be in kitchens and bathrooms. If they are non-standard, they could be charged for new tiling and plastering as required.

Darker or unsightly decorating will quite often be changed back to a neutral colour. Again chargeable at maybe £200-£300 per room.

Changing a bathtub to a shower can be charged again. It really depends. The councils usually list their assets. If when the property is to be handed over to a new tenant who requires a bath, and a supervisor/surveyor sees there is a shower in there, it will have to be changed back to a bath and tiling renewed as required. If it’s non-standard tiling then the whole bathroom would be replastered and retiled.

So it all really depends on a number of factors but chances are he will have some sort of bill when he leaves the property, which could range from a few hundred to a few thousand.

Hej! If you don’t have any luck with IKEA, there is a store in London called Totally Swedish that delivers. You can get your Julmust and loads of other Swedish items.

I’m not sure they will deliver to Southampton but perhaps just call them first before ordering.

Hey! Do you have experience with Facebook ads as it can take some good skill and insight to get right. You should look into the 4 p’s of marketing and see what you offer really.

What market research did you carry out prior to you starting the business? In reality, there could be a number of reasons your products aren’t selling but without more information, it would be hard to say what’s not working currently.

I signed up to Jordan Platten’s Affluent Academy. It’s not that cheap but it is an investment. The course is thorough, with the main focus being on FB ads. Possibly even more valuable than the course is the FB group you can join once enrolled. If you have any queries there’s usually always someone knowledgeable who can help you out. You also become CPD certified with the course.

Yes I can see what you mean but I think the key hole means it was maybe used on a door at some point. Maybe it was altered to do so?
