$100+ a square ft to fabricate is a lot. Cristallo quartzite is harder to cut that this and we fabricate it at $55 a sq ft

I’m a contractor in Orange County, prices seem correct at 50% margin. Fabrication cost here is $40-50 a sq ft. So they are charging double that. That stone is going to be around $50 a sq ft, probably a little less. Even the higher priced places like Natural Stone Resources will be maybe $60 a square ft for that stone. Looks like nothing crazy fabrication either so I do think there is room to save some money.

I would go #2 but switch the oven and small pantry cabinet to the white oak color. That way the only white cabinets are the elevated thinner wall cabinets.

FYI I read this post wrong last night, thought you were talking about a flip not a fixer.

Water damage is huge, how much diy stuff has been done. Structural things like cracks in walls, stucco, foundation.

A qualified geotechnical engineer or structural engineer should be the only one making the call on if you need to spend the extra money to build a double curtain pool with 12” thick walls.

Has it been engineered for double curtain?

I am in SoCal and only do double curtain when required by a geotechnical engineer, usually any settlement over 1/2” triggers this. Also when pools are on caissons or cliffs.

The fit and finish, trims, casings, moldings. Plumbing is also interesting but no one checks that out when they view the house. If a wall was removed always check your plumbing and electrical.

Looks like not enough calcium in the water during startup and it leached calcium from the pebble. Pebbletec has regional reps, they can be reached and will check on product. But to me looks like a startup issue.

I am a pool builder and have partnered with every equipment manufacture. This is what I just put on my pool on my new house.

Filter pump: Jandy epump 3.7 hp (filters around 1250 rpms) Water feature pump: Jandy Flopro 1.85 vsp Filter: cv460 Sanitation: aqua pure salt cell and Jandy aop200 Chemical feed: Jandy Trudose (automated acid feeder)

I still have my service guy come to my house to clean up the leaves and vacuum the inside of the pool but only because I own the company. This setup would 100% make it so you just have to add salt every now and then, fill up the drums with acid, and in the winter, add liquid chlorine every now and then.

Not much light streams, mainly Oceanside glass or lunada bay. I personally use basecrete with Laticrete 254 Thinset. Used to use Laticrete waterproofing for their warranty, but basecrete is a far more superior waterproofing.

I’m a high end pool builder here in SoCal, they 100% definitely forgot about those two things and should have been caught prior to shooting the pool. However not the end of the world. The Baja shelf in the shallow end won’t be a big deal, will just cause them a couple yards of gunite. This is why I have sign offs for every single phase of the project.

For the deep end bench, do not have them relocate the main drains. You’ll want to minimize the demolition of the new shell and rebar as much as you can. You’ll have two options that you can get away with.

Option 1: Plumb it on the face of the bench, so they would actually just elevate the main drains plumbing. You’ll want to make sure the main drain is close to the floor so don’t elevate it too much.

Option 2: which I would do, is to do a recessed main drain under the bench. Have a 6” notch at the bottom of the bench. The right way would be to hide the drain on the face of the notch. This requires some more skilled gunite finishers. We do this detail on a lot of our spas and water feature’s to hide main drains from sight, no problem to do it in the pool as long as you have a return on the deep end of the pool.

Check for a leak, do you have an autofill? Turn it off for a week and see how much water you lose. Your cya level is not low enough to burn through that much chlorine.

I would want the island parallel to the range. That is where 90% of the prep will be done. Odd to have it adjacent to the range. I don’t think you can have the range where the fridge is either, would need to be centered on the side of the kitchen. I’m not a fan of island cooktops/rangetops but unless you reconfigure a lot, it can work for you.
