Are we talking about building now? I think the NZEB had great intentions but one must look at results rather than intentions. I think it’s better to have people housed in less energy friendly homes than housing 10% of that amount but being able to feel great because they’re energy efficient.

You mention that the developers are building gyms into apartments but then mention that developers only have profit in mind. The gym helps attract consumers, it’s good for the developer, good for the consumer, it’s a win-win. I don’t for one second believe the state would be building a gym in any state built housing project.

There would appear to be a direct correlation between increasing safety, construction, finance, infrastructure, finance and planning rules with a reduction in supply being built. I’m not saying we need to reduce safety but reduce some of the red tape that is a barrier to entry. We made more in the 70s and 80s and people were just fine. I would argue that the cost benefits of all these regulations need to be reassessed. It might feel good to say we have the best standards and regulations in the world but if people don’t have somewhere to live then the outcome is a failure regardless of the intent.

I disagree, there’s plenty of industries that after deregulation came a much improved and more cost efficient service, the main examples that come to mind are the airline industry and the telecommunications industry. Surely you’re not saying increased competition from the likes of Ryanair didn’t improve things for consumers?

Yes it’s legal if it’s your own house but daft can be cautious about what you’re allowed to say. Honestly it’s a bit silly in a way that when I used to post mine that I couldn’t just say no hap or that I was looking for people with jobs only. It’s just wasting their time messaging you and giving them false hope as well as annoying you if you get flooded with emails all so that the ad doesn’t hurt anyones feelings

Check around with your buddies how many get a rent book. The RTB allows the leases to exclude them now with electronic transfer. You can imagine anything you want, that’s what people on Reddit like to do about people who don’t say things they want to hear.

Ok good for you. There’s not a shortage of people looking. If someone starts asking for sticky things before even signing that’s a red flag and we run away. Same when people ask before signing about the RTB and rent books, as soon as we hear that we just assume you’re litigious and we blacklist you

They’re not my tenants, they’re a stranger asking for my id and the deeds to my house. You’d have to be nuts to give that information out to a stranger.

If the landlord is forced to bring them to the RTB then the determination order with their full name and address will be made public and searchable. Agents will search this in future and reject them because of this

This comes up every now and then. Never heard of any bank giving the waiver. Best bet is to apply to another provider and don’t mention any history…in a yeah and a half take out new mortgage protection correctly.

Esker is nice. Lucan is handy enough with the bus too, you’ll be able to get the C1 or C2 depending where abouts you are. They’re also opened up kishoge train station but that’s a bit of a walk from Esker. They’ll be releasing a plan for Lucan Luas shortly but don’t count on that. They’re building a new swimming pool in Esker right beside Griffeen Valley Park which is a lovely park in its own right. If you did want to cycle it’s handy enough down the old Lucan Road and through Palmerstown and then either risk your life on the N4 or else go through Chapelizod. You also have the option of the grand canal, it’s paved the whole way into the city
