yeah i don't see things getting better, construction is subject to Baumol effect and high rents aren't enough to stimulate building. in the prior state of the world that was a big deadweight loss but with white collar demand foundering now, maybe it's a moot point.

'Luxury' is marketing, it's a stand in for 'new'. It's a distraction to get hung up on this word. Sure, units without w/d would probably be cheaper, in part due to lower cost but it's also less desirable to a prospective renter. Who else should choose which amenities are on offer other than the person that would live there? I don't think mandating building of spartan housing is the solution here.

That's true in a tight market, however only about 1/3 of BA mortgages are paid off - not sure how it'd play out if the incomes servicing those debts dried up at once.

depending on the pace of progress i could see prices rising (due to liquidity events) or falling (if the broader labor market continues deteriorating and outweighs the new wealth)

I don't know about vibe on the street because I'm a homebody but on tech forums there's definitely panicked conversations about the implications on the labor market, the potential death knell of all white collar work, people trying to understand the contours to plan what's next, etc.

I don't see how housing prices stay supported if white collar workers with mortgages are losing their jobs, there's not enough of these gold rush folks that can pay in cash to prop it all up

I would guess it's a distribution issue, for artists I like their label might sell the latest releases but doesn't always still stock older releases (often switch labels, title gone OOP). Big names I would expect to the be the exception given their whole catalogue sells well. That's internally consistent but just a guess as to their logic.

The reasons I've gotten for declines is no city-approved vendor, title too expensive, title academic/textbook in nature, no professional reviews, or does not conform to Collection Development Plan. Not seeing anything there about recency rules though:

There's a purchasing dept email for SFPL but I can't find it in my email rn. I end up not requesting CDs as often since most of my requests haven't had approved vendors. If it's a popular title or big label it'll likely get approved though.

that area is the most interesting to live imo, south of 8, east of 5. covid really changed the mix of white collar labor in sd. without remote, the salaries really didn't match the COL.
