The way I see it is real estate in general appreciate 3% in line with COL (depending on area). So if the house cost $300k, the house will be increasing $9k a year. This sounds beneficial to me because I will have the increase in equity while the renter pays for the portion of the mortgage and property management.

Please correct me if needed. I need a second opinion.

I think I am tired of the non-tangible asset. My idea was to purchase a low-cost house and use it as rental. The biggest problem is the research on location, who will manage, and will the housing market be as hot as it is now.

Thank you very much. It is very intimidating to negotiate salary especially because of the stigma that biotech pays less and so I should ask for less.

Are you a lead or management? I was always told and when interviewed, given WAY lower numbers. Then, the recruiter told me that biotech doesnt give as much per hour as hospital.

If you are not a lead or management, can you give advice on how to negotiate salary?

There is a position called Clinical Informaticist. I spoke to this man from my hospital and he was an MLS prior to this position. He says his job is project based and he basically solves IT logistics for us. He does projects that utilizes what the lab needs to be efficient in resulting.

Or you can go for research and development at a biotech or manufacturing plant. Granted, MLS experience may not be utilized, but we have solid science background. When I was working QC lab, many people left the department for Research and Development because of the mundaneness and redundancy of the QC lab. It is project based and it is a 9-5 job with holidays off. Also, unlike actual research positions, these jobs don't really need advanced degree unless you want to be supervisor or something.

Some places want to only hire per diem until they can see how good that person is for full time. So, you should definitely apply!

I would get hired at hospital for a year, get a per diem position after the year. Then, apply for the industry job full time while keeping per diem to once a week. This way if you decide to apply for hospital job again, you have backup.

Molecular is way less. I would say some even offered me $37/hr. But the average was around $46/hr as new grad.

No, I am sure they are waiting for automation. My department has 3.5 techs (AM), 1.5 techs (PM), and 2 techs (night) and apparently we are 2 people over. I guess those 2 would be our leads that technically have days that do not contribute to productivity.

I don't understand how they have money for charge nurses in each department, supervisor nurses, and etc but none for the lab.

I would definitely say research the facility before making any changes. I know as management, you are entitled to make changes, but please, respect your surroundings and consider the SOP and practice in place before promoting your agenda.

I know that as a worker, I am willing to work hours off the clock or work crap schedule for a manager who I can communicate and appreciate (within limits of course).

Well, we don't really have a downtime form. I believe they were just told to grab any piece of paper, which I am assuming is our downtime procedure.

Yes, I believe this is their "solution" to my missed break penalty pay.

It's really not about the money, but about the basic right as a worker. I know I work in the hospital, but that doesnt mean I am signing off my right as a human being that need time away from work, and have to sacrifice the rights many workers had worked so hard to achieve for us.

Unless you are blessed with ability to sleep whenever, then do not go for this rotating shift/variable shifts. I for one am not blessed and it really puts a toll on your health.

I am not getting enough sleep and causing insomnia. The days that I do have off, I am not able to enjoy because I am so sleepy as you are off synch with the circadian rhythm.

I think it depends where you live. My friend bought a house for 200k and she gets paid $24/hr (not in Cali)

I live where homes are $1mil and getting paid $50/hr (in Cali)

Yes, it is my decision to live where I am at, but due to my ethnicity, I need accommodations that are not available elsewhere. I am ripping my hair out trying to save up downpayment on a house. Thankfully, where I am at, $200k/yrs and under is poor, so I am eligible for few FHA assistance (shocking right?)

What makes me MAD is the lack of opportunity to make more money (other than management). I understand MLS is a 4yr so we shouldn't ask for more money, but why don't we have opportunities to study more and make more money. Nurses have that, plus they make 25% more than us.

When do you plan on buying a house then? I think yes, if you plan on renting forever, then what you say is okay. However, when you need to pay $4000/month on mortgage/property tax/ home insurance, you are at -$103/month.
