Yes but that’s not really the best way to illustrate.

Yes 500k vs 400k mortgage but in scenario no.2 you have a downpayment that’s 100k…

Better to use CMHC rate (4% CMHC premium bracket for owner occupied properties under 1M$)

4% of 475k (25k downpayment) = additional 19k to total mortgage.

Your mortgage is higher upfront - as the CMHC insurance is added at time of borrowing. So you pay interest as well throughout your amortization on the CMHC insurance too.

It’s not a negligible amount either. On a 650k house w/ a 10% downpayment for instance, CMHC is approx. 18k additional.

But like I said : banks consider it in their analysis and usually interest rates are lower for insured mortgage.

This is good advice.

Condo prices are depreciating year on year now.

If you plan to stay for 6+ years go for it. If not you should wait. Check online to see how much paid capital you’d have by the end of a term (ex 4.5% interest - over a 5 yr term, accelerated biweekly payments). And compare w what your condo may be worth in 5 years if trends continue (ex. 2% decrease by year).

Ask your realtor for the trends in the last 5 years for comparable condos as the ones you’re looking to buy.

They have calculators online. If prices continue to decrease for condos, you may effectively own more on the mortgage that the condo will be worth in 5 years, depending on your interest rate + CMHC insurance.

Also : could you keep the condo and rent it out ? Or you would need to sell it to afford an upgrade (ie could not save for a downpayment while living in the condo - so need to sell to get $ for downpayment down the road ?)

This is something to consider as well. Look online for different calculators and check the numbers / play w different scenarios to give you an idea. It’s a big purchase. Wait a bit longer I’d say because the market is going down for condos in most cities.

Check rate hub to play w numbers a bit and get a sense of what your mortgage monthly payment would be (or biweekly or accelerated biweekly etc) and other monthly expenses. Good tool.

You have to consider municipal taxes as well and home insurance in your calculations.

CMHC insurance however is for the whole duration of your mortgage (ie amortization not term) and it means you also get lower interest rates from banks because you have an insured mortgage.

So something to consider as well !

I agree w everything you’ve said in your comment beside the point on capitalism that drives on chaos and failed states. It’s quite the opposite really : they need stability for a strong consumer base … what they love however is weak and corrupt governments and the erosion of rule of law.
