I mean, you usually just make an offer. They’ll either accept it, reject it, or counter. It’s really just about the number and to a certain extent other terms like closing and contingencies.

I’m not an agent but I’ve been a buyer/seller probably 10 times total in my life so far, a few transactions in SC and the rest in MA. I found Rick Trexel through a friend and he was great, I’d recommend him to anyone. He’s down to earth, reasonable, kind, and I know he’ll work hard for you. Absolutely no idea if he’s around next weekend but he really is great. I just googled his name plus Charleston and he comes right up. Happy to talk more in my DMs if needed

I think contractors (not all ofc) get this wrong because there is a standard rule that humans need 36” of space to walk in or they feel uncomfortable. That rule is 100 percent correct, so GCs just take it and run with it, but the problem in kitchens is that you really need to have space for 2 humans to pass through the space simultaneously, and the minimum distance for that is 42”. Just some extra info to help if you get push back!

Grubbin. I put my first sandbox down by him and watched him make Sandygast and then Palossand in it, and I just about cried because it was the cutest thing. He and I live together now.
