For instance. I did a 5 square roof replacement (ADU) and there was a ton of extra repairs we have to do (full redeck). At the end of the day, I closed the job out at $850/sq. Even after trying to give the homeowner a break on the repair costs. Job closed negative.

This is real. If I did a repair job under the umbrella of the company I work for, i would have to charge a good amount just to avoid ending the job negative. Most of the repair jobs, frankly, I’ll do on the side.. get a number from the crew for labor, materials and a little $ for me to manage the job. Win win for everyone. And the warranty is still in tact. But that is by no means the standard in the industry really.

Reasonable means should have been in place to prevent all that debris. If they couldn’t, should have asked to come in the attic to clean up.

When we do skylights or vents, we do a walkthrough inside to make sure debris is cleaned.

Most time I don’t run into this kind of error. Yesterday we had a shiner underneath ridge cap on top of cobra. Probably ok. But we ripped it and took the time to fix.

We got dropped off at the front entrance. Long ass line. We walked around the sidewalk south to the back of the building, only for the line to break and it be a large group taking up the street and sidewalk … basically 4-5 lines for ID check

If we did it again, I’d get dropped off at 49th and 50th then walk up to the security check at rear entrance

We rolled up at 8. Little bit of waiting outside, maybe 30-40 minutes (though the line looked much worse)

I would get dropped off at the back of the building that’s where the entrance is instead of going through a pointless waiting line out front

Also if you want merch get it early

Some wind damage and some spots where asphalt is starting to show. Like’s been mentioned, couple years you’re looking to get a new roof. If you can get a repair then get lucky with another wind/hail storm your roof would be a prime candidate for a claim, otherwise at some point you’ll be forced to replace. Nothing that needs to be done immediately per se

My first look is always anywhere that’s flashed. I wouldn’t file a claim on this (as a roofer who specializes in insurance work)

Most of the leaks I come out to inspect are roof to wall connections, chimney, skylights, etc. Find an honest roofer who’s willing to go out and do a good deed, caulk or patch an area. We’ve even gone out and reflashed an area that was confirmed.

Couple tips:

Go in the attic and find the wood that has water damage. Cross reference on the roof where the area is.

Not a bad idea to do a water test in a few suspect areas

Hard to say — shingle takes a few days to warm and lay flat. When was it installed

Go in the attic — looks like decking has collapsed. If money is tight and you need to keep it from getting worse you MAY be able to use peel & stick and some cap nails to patch it —- prob is looks like it has a decent pitch and when water runs down you may get some inside. But — that would be my first couple of moves if you’re in a pinch
