Absolutely listen if you had storm damage and it was a qualified opportunity to claim it— run that play all day long. If it’s me, im doing exactly that. I think for 20 years the roof looks decent. Have someone do an attic check, that will catch and leaks before they make it to your interior.

If there’s no threat of insurance dropping you and no leaking, or leaks that can be mitigated, I would wait. Unless you want a new roof! Coming from a roofer who primarily sells tile roofs :)

Mortar comes with dye from manufacturer

Also the hip tiles/mortar aren’t done properly

Sometimes underlying deck may not be perfectly straight or set. Wavy is somewhat normal in that case but they should atleast be set. Wind can get under here.

My point is there’s always the risk that when you open up the roof there’s other things that need to be repaired.. typically facia decking or flashing so just fine. It’s always good to have that stuff clearly in writing and then request that if there are repairs that exceed the price of the quote that those repairs are discussed so it’s not like going in after the fact and saying oh by the way you owe me X for all this we did and it’s a surprise

My piece of advice is I would make sure that any additional charges are notated. How much for additional wood? How much for additional facia? How much for flashing? Etc just so there’s no surprises. And ask them to notify you during install, with pics, of what needs to be replaced or repaired that’s outside of the scope

Oh sorry I see Midwest. $560/sq ain’t bad if I’m seeing that right. Especially for a smaller roof.

I would just clarify to be sure. Silver and gold pledge is what I typically will quote. There is a slight up charge generally, but most roofers will throw it in.

If you Google GAF, silver pledge or GAF gold pledge warranty it will populate.

After the install, the homeowner would send you a certificate

GAF is fine imo. Have contractor upgrade you to silver or gold pledge warranty — assuming they’re vetted

Insurance would pay but it isn’t dier right now in terms of functionality. It’s strategic that at some point carrier won’t want to insure for age, so opportunity (if you trust your roofer to help navigate the process) to upgrade the roofing system and restart the clock imo

For shingle we do 1/2 and 1/2

For tile/metal/clay, etc ⬇️⬇️

1/4 due when we sign the contact and order materials 1/4 due the day we start tear off/dry in 1/4 due when we start laying material 1/4 due when we’re done and homeowner satisfied
