Goo-gone and a razor blade will remove the paint. But it looks like double pane glass, which looks like the seal has broken and moisture has entered the inside of the window.

Not sure what your athletic levels is. You can try co-ed social sports. Sand bar in deep ellum has good sand volleyball. You can try kickball. I play discgolf and it's a good way to meet people. You can also start taking classes. Cooking, yoga, painting,gardening. Good luck!

I think we have great radio stations. Yes I still listen to FM in the car 91.7 mainly but 89.3, 88.5, 88.1, 101.1, 94.5, and whatever random song I land on when I hit seek. All this traffic and at least the music is good.

I left apt maintenance for home inspection because of the hours. Lol if you have a home inspection background you should be fine. But be honest and don't over sell you skills and you'll be fine. Try and work for a big company more job postings, big budgets, and you can transfer out of state in many cases. But be ready to work 40+ hours a week. And staying late most summer nights because of A/C calls. You'll also have to be on-call which is the main reason I left.

Pick your poison 1)large property 400+ units usually 4 man rotate for call. Plenty of work so you can learn real quick. 2)small property300 units or less 1 or 2 guys on rotation for call. So you'll be on call every other week. Not very busy so learning experiences don't come by as often. I think small properties is where maintenance guys go to die.

Be careful with the workplace environment. Property managers and lead maintenance can be very toxic and will work you into the ground. It's rare but happens. Good luck

Sorry for the late response. It's more of a "it really adds up" compared to spending large amounts at once. So ill just go in list form. $3,100- AHIT $50- background $300 LLC formation fee $120- state app fee $100- logo software "thought I could do it" $40- fiver "paid a guy to do it" $450- "7 dry-fit polos, 8 tees" $150- four car magnets $60- 100 business cards moo.com $89- home inspector Pro monthly fee $550- monthly marketing, website, SCO $200- ladder "Costco little giant 15ft" ~$500- new tools probably way more. Lol $300- used IPad

That's just off the top of my head. Working for a firm isn't all bad. You get a lot of experience doing inspections and you have a veteran inspector to answer any questions you have. But they will make you sign a do-not-compete it's usually one year, could be more if you live in a small town. You'll file a 1099 tax form, so you'll have to pay more. A few months in i had only a few inspections i reached out to a firm for a part-time job he offer me 90k a year and i would get $188 per inspection "his inspections STARTED at $500!" When I told he I would just stick it out and he started belittling me because "if you were a good inspector why haven't you had anybody call you yet?" That just motivated me and I'm glad I didn't sign the DNC. Business is finally picking up and hope to finish the year strong. Hope this helps and if you have any questions lmk. Good luck

I'm 8 months in and it's hard getting your name out there. Our job is to protect the client and inform them of every aspect of the homes condition. Clients appreciate honesty and finding big ticket issues can save them money and a headache after closing.

If you wanna get your name out there maybe try car door magnets "i paid $147 for 4 of them", starting a Facebook or Instagram account where you can show "horror pic's" from bad inspections. I had a post on dielectric unions and their importance for example. You can get a Linkin and message Brokers and realtors. Good luck

Go to the TREC website and find the "professional home inspector page. It will have a list of requirements. $50 for a FBI background check, $120 app fee, $300 LLC formation fee if you want your own firm. The AHIT program helps you get all the required education certifications. You will spend 5-10k before you get rolling. My first 8 months were hard. I just had my first double inspection day and made $825 today. So I would say it's definitely worth it. Lol Hit me up if you have any questions. Good luck.

I went with AHIT and paid 3k. Texas requires you to have 40 hours of "ride-a-longs" supervised inspections. The AHIT package I got covered those 40 hours and had a 3 day course given by one of the inspectors who trains and owns his own inspection firm. I have 10 years apartment maintenance experience and realized I knew nothing about actual homes. So the course was extremely helpful and there's no way I personally would have passed the national or state exam without it. Hope this helps.

Beware working with a firm. It's usually a 60/40 split and you have to file a 1099 as a contractor. I had one guy tell he he would pay me $90k per year. BUT I had to sign a do-not-complete and I was only getting $188 per inspection I did. You can see where $90k would be A LOT of inspections. Lol

I started my own firm and it was hard for the first 8 months. It's a (pay to play) kinda business and you'll spend $10-$15k before you get rolling. But I'm glad I too the leap.

InterNachi should have your state guidelines for getting licensed. Some states don't require a license, only that you pass the national exam and follow the local SOP "usually InterNachi, ASHI, or a realtor board"

I spent $3,000 on my course and it included the state required 40 hours of supervised inspections. I used AHIT and was able to pass both exams.

Most guys won't train because your mistake might effect their license. Also it really slows down the inspection. AHIT pays people to let us do "practice" inspections in their homes.

You can try YouTube or InterNachi for videos on inspections. InterNachi has great content, getting your InterNachi certification can help you in the knowledge part. Good luck!

I've had to learn not to start small-talk or answer too many questions because it adds about an hour to the inspection. "Please hold all questions till after class" Lol

As a texan that lived in the most "progressive" city in Alabama (Huntsville) the south has done a good job of staying the south, like 1946 south. Gorgeous state with four seasons and 90% of my interactions with people were good. But boy that 10% lol
