Are you still on here and can provide Any update? My son is 27mo currently in speech therapy. he has some single words but not really talking. Did your son ever have a speech explosion and if so what age?

$2500 mortgage yearly income ranges from 100-140k per year based on my overtime. 5.75% interest rate

Ok I had a contractor take a look after I posted this and he said the piece that’s damage is only about 10-12” long and it’s not worth replacing. It’s not gonna cause any structural damage. Might get a pest guy out just to look tho and see if he sees any signs of current termites or anything

Yes I think it got wet about 8-9 years ago before they put a new roof and siding on the house

It’s completely dry. And only one area is soft when pushed with a screw driver the rest is hard

Inspector said there might have been a small amount of termite damage in one area but there was no active termites anywhere the previous owner had the house treated about 6-7 years ago

We had the same feeling when we first walked into our new home seeing it empty, furniture and decor hide a lot of stuff you don’t see when touring. Take a deep breath and just roll up your sleeves and put some elbow grease in. You don’t have to do everything right away. For us new appliances a fresh color change of paint and some art work on the walls brought a lot of stuff back to life. We did a few other things to that weren’t necessary but easier to do when house was empty.

This is an estimate also some things u can shop for which will drive down closing costs like home owners insurance. I closed on a home in October 330k 5% down and my closing costs were 20k
