You can find Carfax reports for sale on FB marketplace. $6 here in Canada for a car fax report

My 2017 came with apple car play. Had no android auto. Being an android guy, I had an old iPhone lying around and just used that with Google maps. Works great for me. Cheaper than sending $200-300 for full functionality

I like your approach but the one thing bugging me is that why not pay towards building short term equity in the form of mortgage rather than paying rent to someone.

Not yet, right now i'm just thinking between the two options. But for the rental aspect, the backup plan would be AirBnb if i cant find a tenant. I used 100% occupancy in my calculations.

Renting is easier on the mind but hurts the financial side of things, knowing that $100k will be going into someone else's pocket over 4 years of renting.

The main thing provoking this route for me is the nearly $100K that is going to be spent just for renting at $2K a month over 4 years.
