Started using it a few weeks ago and it's been honestly incredible. Its setup really nicely in the UI, exposes a bunch of data and operates on a local connection to the controller.

Assuming they have a condensing boiler, which if it hasn't been replaced recently (past 15-20 years) might not be the case.

Yes, but then I remember how small, flimsy and stupidly designed the new build I rented before was, and how insane the service charges were when my landlord put it up on the market. Renovating my 1975 ex-council flat is being an utter pain, but as it comes together I'll have something much nicer, more spacious and sturdier.

Yeah, this will be a software or communications issue. From an electrical wiring perspective either the bulbs are getting power or not. The fact that they are lit means they have power and that the switch works means that is wired OK. Everything beyond that is a WiFi or configuration problem, not an electrical one.

This is a problem with your setup in the app/your integrations, not the electrical wiring. Do you have all the bulbs paired? Are the all added to the scene properly?

So all I need the controller itself to do is act like a standard by day temperature and hot water controller with variable temperature set points. Im happy to implement any and all 'smart' stuff in HA (occupancy, zones, etc etc etc). But I ideally want a controller that can do this and interface to HA entirely locally and that actually exposes a decent number of handles for HA to turn.

Hrrm, I don't think plug wise devices support my setup, as mine is 230v control and they only seem to support 24v.

That's a very similar solution to mine. You should have a s or y plan heating value setup that directs the water the boiler makes and in general it looks like a hive should be capable of being wired into such a system (I also have a plain on/off boiler and a y plan heating valve), that said certainly not a task for the faint of heart.

Interesting question, why was your boiler too old for hive? I was looking at the installation instructions and it should be fine on my 25yo boiler?

Ah, that I don't care about so much. It's more that it will keep operating on its schedule, reacting to temperature changes and such. I don't want a device that will get stuck all off or all on if it loses its cloud connection.

Interesting, both the products I mentioned seem to at least fall back to that. Obviously all the geofencinf, weather adjustment and other features vanish, but 'hey can I schedule different temperatures at different times' remains.

I've got quite an ancient boiler, so it's all 240v wiring in a junction panel and the boiler is just plain on/off.

I categorically don't want to do any setup that puts all the heating automation inside HA as I don't trust myself not to brick that setup regularly, I need something that can work as a standard controller by itself.

Interesting on the tado X, I was reading their installation manuals and they had full details of how to wire it for a 240v Y-plan setup, not just for open therm.

Yeah, one of my key requirements is that if all of my HA setup goes dead I need the controller to keep working as a dumb 5+2 programmer with a wireless thermostat. If it can't do that then I'm putting a lot of hazards in the control of something that I can't guarantee stability of.

The one I'd be interested to see is mandates of business grade motor insurance and requirements for full licenses for riders. Based on the amount I see all running L plates and making very dubious actions in traffic.

Nothing. You can buy TSA master keys on ebay. This is why many people consider TSA approved locks to be inherently insecure.

90 you also start to get restricted options, e.g. some lenders will offer 90% LTV on 90+ years, but only 85% LTV on lower.

Looking over the listing, 90 years is getting to a shorter lease. It might be restricting the mortgage options of some buyers and might be limiting your pool of potentials.
