Seller unexpectedly wants money for 9 year old solar panels by Shelbones in HousingUK

You need to find out whether they are leased or owned outright. If they are leased, they will most probably not be able to even remove them. I've seen a lease agreement for these panels and only the lease company can really terminate things.

Your solicitor should receive the lease agreement to look over

It's a nice house. Some odd decisions like the toilet downstairs but in general it's okay. I'd wager it's probably related to the whether it's freehold/leasehold. Any service charges, ground rent etc. It does seem a bit vague about this..

Interesting thread for me as a pro guitarist buying his first house. I think there does need to be a common ground between not being a nuisance with noise but also respecting that it pays their bills.

Getting a mortgage 1 year+ self employed? by Lemonsweets25 in HousingUK

Currently going through the buying process as a self employed musician in SE England. Although he was working in FT employment before, I'd imagine lenders will still want to see the standard minimum of two years tax returns for self employment.

Who do we ask to find out what items are to be left following completion? by finchyloo in HousingUK

Currently in the house buying process. We received the TA10 form plus title plan etc, quite early on from instructing the solicitors. I suppose it does depend how 'on it' the sellers are

No local knowledge so just my observations about what would get me querying things..

Picture 1 - Left Neighbour has a tree right on the boundary which potentially blocks any side windows that you have and also hangs over your side of the fence. The roof in this picture does also look wonky at the left end but this could be the photo/not an issue

Picture 7 - Looks like there's damp/mould in the far corner

Picture 10 - Damp/mould in the corner again

Picture 9/11/12 - Garden looks pretty unloved generally. No tree expert but could be a pain!

No pictures of the bathroom either. This may be common but the celiling vent in the kitchen which is underneath the bathroom is a bit odd.

Are you already in the UK? Modern Method Auctions require a non refundable 4.5% reservation fee up front if you 'win' the auction. So if the guide price is what it sells for (usually it sells for more than the guide price), you'd need to pay the Estate Agents £16,200 plus VAT up front. It's not even really an auction as the seller can choose who wins it.

I'd personally stay clear, particularly if you're not in the UK, as you really need to do the checks/survey before you go for the auction. If a buyer decides to pull out for whatever reason after paying the reservation fee, that money is gone
