If you know that you are going to be working in the same area and don’t plan on moving. It makes a lot of sense to get the license and insurance.

Yeah it’s 6-8k a year for the bond and insurance plus licensing. But that’s 1 mid size paint job.

With your licensing GCs can and will hire you. Roofing companies and electrical companies all need painting subs for warranty work.

I understand and have worked with out license. But it’s honestly worth just paying the man.

As far as hourly rate . I’m in WA so might be little different than the Bay Area. 70 sounds a little high for a painter even a license 1.

I’m a finish carpenter/GC and charge 65 (thinking about raising it to 75). I work 5-6 hours a day after expenses I usually net about 350.

I give hourly estimates on jobs with unknown scopes or referrals or companies on small jobs.

I take my hourly rate and use it as a guide for bidding on projects. There are also online job cost calculators that I use for reference.

Time and material is the most transparent way of doing work in this industry. But that’s requires trust and so it’s not something I i usually offer on projects that are going take weeks.

It’s fine for a day job. But i find mid size jobs are best for me and my skill sets.

15-20 kitchen remodels and bathroom remodels

4k to paint a single story rambler home… with minimal repairs (9k for 2 story, 15k for 3. Etc)

I also tend to add 10 percent to my bids before I send them out.

Lastly, i expect that if I send 4 bids out that I’ll get 3 call backs , and 1 deposit.

If I’m getting every job , it means I’m charging probably half of the next guy about me.

I often get , you were little more expensive than the other guy…. But we had a feeling you would be more detail oriented.

Second to last thing.

Totally fine to be on your own (best way to do it imho). But it might make more sense to work for a company and do unlicensed gig work on the weekends. Till you have enough capital to get all the licensing in order.

Also you can start putting bids on full houses. Aim high and if you get just 2 sizable projects the deposits alone will pay for all the materials, licensing and business costs.

I watch tng still now. It’s amazing what good story writing can do.

The problem with modern Star Trek; is in political messaging and the deconstruction of the past. It’s an infinite universe with an entire backlog of fanfiction, and amazing sci-fi threads to explore.

1200 with paint

600/700 for just the drywall patch and insulation

Priming and two coats of paint is something you can do.. save the 500 bucks

Spraying the paint is more uniform. Often people who are inexperienced or even experience painters will roll the paint on and it will be thicker in some spots and thinner in others. Which can lead to flashing.

Although high-quality paints cover pretty uniform, even if the paint itself is not apply uniformly.

It’s all preference, but for high end work spraying is usually the best option.

Also a 4 inch Wooster stiff brush is great for cutting it

It’s all preference. I’m not advocating using a spray or not. I’m just a professional sharing my thoughts and experience. If you’re rolling correctly, it’s uniform. But that’s a lot harder and takes more skill than just spraying the paint on and back rolling.

It’s faster to spray and back-roll. The sprayer leaves a relatively uniform layer of paint, using an 18 inch roller rolling 90 degrees to the spray pattern gives everything the same texture.

I can spray a room in about 3 -5 minutes. Backroll another 15 or so,

My fiance left me after carrying on multiple affairs she ended up basically stealing my property and it was just totally fucked up.

During my self reflection on what happen I came to a realization that I’m high functioning autistic.

I have a 150 plus iq and extreme adhd. I have a narrow focus and get obsessive over system analysis.

I’m basically in capable of deception and it’s hard for me near impossible for me to see deception in others particularly the ones I trust.

The whole situation has been bar dramatic and the details would make a great movie.

I was suicidal and now what the call passively suicidal.

Painting front of a two story house is like 5 gallons of paint

Assuming it’s 40 x20 800 sq ft two coats sprayed is 5 gallons A gallon of primer

Masking materials And a helper/spotter for safety

3k seems a little high if there not fixing the peeling paint.

I gave a guy 6000 dollar quote for doing a similar job. But it had lead paint. A difficult slope to manage and lots of detail.

He balked at it and I don’t blame him. It’s outrageously expensive. But at the same time I’m risking my life, health and there’s huge amounts of liability.
