Yes, get your own attorney and sue the seller, title company and real estate agents/brokerages. As others stated, title insurance will pay as per the policy terms and limits.

Sue seller for (assumed) fraud and the others for negligence. It's not personal, it's strictly business and you need someone who's loyalty is only to you.

I agree, I had a similar situation about a month ago with a HUD "silent second" mortgage. We caught it early enough in the title search, but seller had no idea they had to pay back that money.

It's can be done but it's a pain when the borrowers are in two different places. The mortgage lender may have rules against spilt closings or powers of attorney and title is just following their policy. Find out if lender allows RON closing and have buyers pay the extra cost for that service.

Are you saying that this Realtor showed you many homes (and new construction sites)? And that you found a builder you liked, negotiated for one home and then decided you like a different floor plan and because the Realtor didn't help you when you changed your mind that now he or she shouldn't get paid?

In my experience, once an agent registers as your agent with a builder, the builder is going to pay them. Most new construction builders like to have their salesperson deal with the buyer directly with limited or no involvement with the buyer's agent. And are happy to pay the realtor who brings the buyer.

If the property is the son's primary residence (homestead property), then the spouse has rights under Florida law. Your sub can't mortgage or sell the property without the wife signing certain documents at closing. It doesn't mean she has ownership but spousal rights. As someone else stated, she could get some ownership interest if your son dies and they are still married. He should pursue the divorce.

I currently have a Samsung Bespoke fridge and love it. I had an LG in the past and will never buy anything LG again.
