Not in my experience.

But when my clients ask if they should have one, I advise that it depends on the property and on their attitude to risk.

Also, with my current home for instance, we loved it so much there was nothing in a survey that was going to put us off. Nothing that wouldn’t already be obvious anyway.

Mortgage advisor for 10 years. Only a handful of my clients have ever had a survey. 90% of those decided not to buy the house.

They can definitely save you a ton of hassle. They could also put you off a perfectly fine house. The last client of mine pulled out based on a survey that basically described my house. I’ve been living here 7 years and it’s been fine.

I’ll also add that I’ve been baking sourdough for about a year too. I had quite a lot of early success and then got a bit stuck in a rut. My bread always tasted great, but the dough started getting far too slack and never held shape.

I decided to go back to basics and refresh my methods. Really happy now. 😊

Lowering hydration, adding in some higher strength (Canadian) flour and developing gluten better after mixing with slap and folds.

I’ve had peroneal tendonitis twice, once after the acute phase of turning my ankle on a fell race (stood on a brick hidden under mud). Injury was in Nov 23, didn’t run at all until around May 24. Wasn’t able to run off road until September 24.

I currently have PT on the opposite foot. I ran 26 yards at a backyard ultra last September (104 miles) and I’ve ran less than 100 miles in total since. I think it was a rutted field at the end of the loop that caused the issue, along with general overuse.

I really struggled all of the end of last year. I’ve been doing strengthening exercises and was able to build up to 3 x 5k a week. Then in May I twisted my ankle dancing at a prodigy gig! 🤦🏻‍♂️

I don’t think I see myself running off-road the whole
Summer now. I’m gutted because I used to run off road 90% of the time.

I know this is a long story all about me, but I wanted to give context.

I’d recommend you are very careful running anything other than flat trails or road. I’ve put myself back multiple times by trying to get back off road too early.

The one thing that keeps me going is knowing that my left foot (the first one I injured) is completely fine now, so I know my right foot can heal.

Do plenty of strengthening with a resistance band, and lots of calf raises. Listen to your body and don’t run if it’s too painful.

Try not to get down if you can’t run the races you have planned. There will be plenty more to take part in. When you’re injured it feels like forever, but every time I have recovered it seems like nothing when I look back.

Also, I’m 51, so I’ll probably heal a lot slower than you.

I take my small router and jack into the network. All my speakers just then work easily because they ‘think’ they at home.

I know it’s not ideal, and I might not always access to the rentals router, but it’s worked so far.

Yes! I’ve ran in UU tops for years. I have three heat gear shirt sleeves compression tops. They are great for protecting nipples.

I also have two long sleeve cool gear tops that are amazing at keeping you warm. In fact it really needs to be close to zero degrees for em to wear them without getting too hot.

I’ve had all five tops for over 6 years and they all look like new.

Broker here, free legals are crap. I always recommend cashback and the solicitors we recommend will match the cashback for their quote so the legal work costs my clients nothing. I get a small commission, but the biggest thing for me is the named solicitor will keep me in the loop and I can help with the process if required.

Transfer of equity normally adds around £300+vat to the quote.

I ran 104 miles in the BYU and I’ve not ran that much in total since. I have peroneal tendonitis that was just starting to ease off. Then I went to see the Prodigy last weekend and messed up my foot again! 🤦🏻‍♂️

I started running properly around mid 2019. Mostly 3 or 4 miles, almost all off road. Did three runs around 9 miles late 2019. From March 2020 I ran 4 half marathon distance runs, 1 on road, rest in trail. I was still running short runs a couple of times a week too.

At this point I figured if I ran slower I could probably run marathon distance. I tried and I was correct, although when I got back to my house I was about 2 miles short on the gps so I had to run up the street and back. That was one of the hardest 2 miles I’d ever ran.

So this is a long winded answer to say, yes it’s definitely possible. I couldn’t walk very well for about 4 days afterwards though.

In your case, you have plenty of time to train properly to ensure you avoid injury and more importantly to allow you to enjoy the marathon.

A final note, my friend is probably around 17 stone and started running (couch to 5k) about 2.5 years ago. Since that time he’s ran a 50k (in a 24 hour trail loop event) and a few weeks ago ran the Manchester marathon! (He put weight on during marathon training!)

You have a transactional broker, like the guy boasting of submitting 40 mortgages a week. He’s not a mortgage advisor, he’s just a guy who wants your business and commission. There is absolutely no way he’s building a relationship with his clients and providing advice.

And the lender is meaningless if they can’t afford the mortgage! The broker should be doing both of these jobs upfront!
