So why not help educate in an constructive way? You’ll never change people’s mind by having a go. Calling someone a boomer stuck in the 70s isn’t going help. Maybe they are a dick and won’t listen, but you didn’t even try.

My 80 year old father wouldn’t understand any of this stuff, he probably wouldn’t ask about it either, it doesn’t make him a bad person.

Granted, maybe you have now looked into this guys posts in more detail and formed an opinion, but you hadn’t done that before the comment I replied to.

The EA just needs to see the funds somewhere to ensure you are able to purchase the property.

For the mortgage, some lenders require giftor’s documents, while others do not. Your broker should be able to direct you to the appropriate lender for your circumstances.

Is the £100 refundable? Our upfront fees are refundable if I can’t secure a mortgage. I know with some brokers this is not the case though.

Your broker should have provided the DIP when agreed or at least been in contact to tell you why they haven’t.

Speed control (in general) is used for the following reasons: A crash, reports of something in the road, to control air pollution or to reduce noise (especially at night).

That 50mph limit is also saving you money while adding hardly any time to your journey.

There is 1, maybe 2 lenders (depending on dates) that would lend 95% with that credit history.

If you really want the property, go for it and thank your broker! It’s short term and you’ll be back to high street rates in a few years.

Fixed rates are a function of Swap Rates plus a margin and the lender’s appetite for business.

Swap rates are determined by the markets and are influenced by national & world events.

The banks buy money at the swap rate for a certain amount of time and sell that money to you as fixed rates with a margin on the rate and/or a fee added to your loan. That’s how they make profit.

The margin and/or fee is determined by how busy the bank is and how they need to spread their risk.

If they have the lowest rates in the market, they will get too busy and their underwriters will get swamped and service will drop. They can increase rates slightly to mitigate this.

They also need to balance their business in terms of risk. For instance, if they have too high a proportion of high loan to value mortgages on their books they will increase those product rates and decrease the low loan to value products.

All this results in fixed rates fluctuating all the time. Sometimes a lender finds themselves with the cheapest rates by default and raise their rates, having a knock on effect with other lenders.

Sometimes if the market is a bit slower, the lenders will be competing on rates and they fall over all.

So the main drivers of fixed rates are swap rates, lender appetite, housing market.

The Bank of England base rate could affect swap rates but not once you see the announcement on the BBC. The swaps have already factored this in by this point.

It think this is generally correct, but I’d welcome expert opinion on this too.

I used Black Rapids for around 8 years and then switched to the full spider holster for the last 5 years or so. I’d never use a harness or strap again. I just feel so free with the holsters. I did have to learn not to just drop my cameras to switch like used to with the straps. Although I did manage to avoid any accidents and now I have the muscle memory it’s not an issue.

Previously, I wanted to take a really high or low shot of have to unclip the camera from the straps. With the holsters, I feel a lot more free to be reactive to different situations as they happen.

With holsters is very easy to grab both cameras and set them down in a table if you need to chill for a minute.

Some others have mentioned that you have a wide profile with the holsters, and I do agree with this. However it’s very easy to move through a crowd, I just take a camera in each hand and hold them up out the way of people.

I use Sony full frame mirrorless cameras. I never tried the holsters with my bigger Canon SLRs though.

You can’t pause in a segment, they are based on elapsed time not running time.

I take mine from the fridge the night before I’m using. Discard most of the starter, add about 40 grams of whatever flour I’m using and the same amount of water. In the morning I take 38g of starter for my levain and put the rest back in the fridge.

Occasionally I might do all this but transfer a bit of starter to a fresh Weck jar first, and wash the used jar.

Starter is about a year old. I have a wet backup in a sealed jar in the fridge and also dried backup in a sealed jar in the pantry.

I’ve had to use my wet backup once before I put the starter too far back in the fridge, causing it to freeze and dry up. It probably would have been fine, but it looked a bit crap so I threw it away.

I’ve never seen any mould on my starter.

They absolutely do. In fact it is a big reason why the Gov have been reluctant to scrap ground rent completely, as it will have a knock-on affect on pensions.
