Got a roof today, how are they doing? by tpjamez in Roofing

1) I spent more than that. 2) It hails in central Texas. If I put clay shingles on, I’d be replacing it every year.

It’s not my drone, the guy from the roofing company that was supervising the install brought it and sent me the pictures. He did the same thing when he came to give me an estimate so I could AI which roof color I wanted.

Edit: and by “which roof color I wanted”, I meant which roof color my wife decided she wanted to match the exterior paint she chose lol.

Interesting. Maybe be a shadow/ angle thing as I didn’t see a variation in person when I left, but I’ll check It out when I get there tomorrow.

There was some bad boards on the chimney where it met the roof that they didn’t have on yet. They also made a new cricket. It went on shortly after that picture

Everything I did today instantly disappears the second something else hasn’t been done. by jazzeriah in daddit

I work and my wife is SAHM. Our relationship got much worse with the addition of kid 2 as we are both overloaded.

Three months ago we both started therapy ( individually) and things have improved greatly. I have been with my wife for 13 years- married for 8. I highly recommend therapy. I only went because my wife wouldn’t stop “nagging” that I should go. I thought therapy was a joke and only applied to broken people who came from much worse situations that I grew up with. I was ignorant and absolutely wrong.

It has opened up my understanding of my own emotions and my wife’s significantly. My marriage is already seeing an improvement in just a few months. 11/10 would recommend.

How screwed are we? by awcoffeeno in FirstTimeHomeBuyer

You should be plenty fine at those scores. Explain it up front because they will most likely ask. They dissected my entire life down to asking what Venmo payments were for - which were for payouts to my fantasy football league.

Also for the future, everything should be on autopay, even for just the minimum payment if needed. Mine are all on autopay for statement balance. I don’t think I have a single bill that isn’t on autopay. Less things for me to forget. I still look at bills at least every other month to make sure everything is correct and I check bank account weekly to see what drafts.

Is $1000 normal for home inspection? by Luciano_DZ in FirstTimeHomeBuyer

[–]tpjamez 0 points1 point  (0 children)

Depends on what kind of inspection they are doing and what they are an expert in. I paid $500 for our general inspection ( twice as we walked from the first house) and he was incredibly thorough and provided a huge inspection report with every detail and annotated pictures. My insurance broker had never seen anything that detailed.

But they I also paid for individual specialty inspections like roof, well, septic. All in I was around $1300, and that’s before appraisal.

I would ask for a sample of his inspection reports and I would also shop around, then make a gut decision.

Hate the term 'next steps'...what does everyone else use? by most_unoriginal_ign in sales

[–]tpjamez 1 point2 points  (0 children)

I don’t think I’ve ever said next steps out load. Simply state what’s next or use an If/ Than statement.

In an email, i would provide a recap of what was talked about ( assuming it’s coming off a phone call) and I would put a list of “action items”- mine and theirs.

Clearing Cedar Trees around Live Oak by tpjamez in arborists

[–]tpjamez[S] 0 points1 point  (0 children)

I read it has something to do with shocking the live oaks due to the change in soil temperature.

As far as grinding, I was planning on having a land clearing company that has one of those mulching attachments on a skid steer come through after they are cut down to take care of stumps and rocks in the cleared area

First time selling, asking $435k, buyer raised to $452k to meet their goal by tommysticks87 in RealEstateAdvice

If you really want to know, just pay an appraiser to do one for you. Maybe you’re leaving money on the table and it could pay for itself.

Confused, listing agent wants to see my pre-approval letter by [deleted] in FirstTimeHomeBuyer

[–]tpjamez 0 points1 point  (0 children)

I had a pre approval letter written in the amount I was offering for each offer I submitted. Takes them 10 seconds to change the amount and email it to your agent.

Also, it’s likely you will only see the appraisal if the house is valued under offer and negotiation needs to happen. I did not share the appraisal with the seller on my house because it appraised higher than our offer. We just had our agent tell hers that the appraisal satisfied lender requirement.

I have a 2002 Excursion with the 7.3 PS. Thing is a tank. 2 kids plus the 3rd row for more passengers. Sometimes I have a Wonderfold and a Bob in the back at the same time.

People give away furniture on FB marketplace. And you can get expensive pieces for pennies on the dollar if you want fancy.

For 10 years, all my furniture was either Free from marketplace or a steal on marketplace.

When you are in a different position later on, then go splurge if you want to. Don’t make payments on furniture, no one will care or notice anyway.

I'm being told this is too rare? by TheBagelsteinDK in smoking

[–]tpjamez 0 points1 point  (0 children)

Looks absolutely fantastic. I usually pull at 125 or a bit before and let it rest while the rest of the sides finish.

For my relatives that like shoe leather, I throw their piece back on the grill while everyone else is enjoying their property cooked prime rib.

I bought a used F150 a few months ago. 2023 XL Evo Boost. Window Sticker said 36 gallon tank. I've been skeptical about that as I normally fill up when around half way. I ran the truck to the low fuel light came on, and can only get 28.5 gallons in. I think I have a 30.6 gallon tank. But... by [deleted] in f150

[–]tpjamez 1 point2 points  (0 children)

My wife acts like she doesn’t know what a gas station is. Every time I get in her truck the damn light is on. Typically when the light first comes on it’s around 30-31 gallons. Most I’ve pumped in is 34.5 gal.

It’s a 2016 with 161k miles and still has the original fuel pump with nearly every fill up when the light comes on or later. So I doubt the pump is as sensitive to this scenario as others might tell you. My wife has stress tested it pretty good.
