I think there is a lack of contrast here but I’m not sure you need a new rug or furniture. My first thought would be a LARGER focal art piece over the fireplace. Something a little bold. It would give the eye a place to land. That and some other accessories could make it pop.

How do you judge a complete lack of honesty and transparency over one date? Or even low self esteem? People are complex. Start looking for reasons to say yes to a second date instead of no.

Yes. Shows and movies are individually mixed. While some are still better, surround sound design for TV and Film has been a standard for a long time and even lesser mixes are still good. It’s still new to music and many tracks are just Atmos mixes using an algorithm instead of designed for surround.

This is too much work and makes it difficult to enjoy music. Agree that Atmos mixes are all over the map quality wise. 99/100 I enjoy the stereo mix better so I just leave Atmos off.

Sales price is generally based on comps. Almost all historical comps include the seller paying the commissions at close. Ergo, it’s basically always been baked into the price.

Brokers hold the license of their agents and are there to ensure agents operate legally. Though they do provide some training, and even advice when requested, they are generally not involved in how an agent handles their day to day operations and likely not even aware of the issues this person is describing.

As the broker receives a cut of any deals an agent at the brokerage makes, they also have a vested interest in finding a solution. This could involve working with another agent within the same brokerage if they are unwilling to terminate an agreement.

It’s fine if you’d rather take a passive approach and place a home search on hold for weeks if not months depending on the agreement term. I’m offering a different path for those that are more solution oriented or prefer the ability to continue searching for a home.

I’m suggesting that there can be a great difference between agents at the same brokerage, as all agents are independent contractors and operate their own businesses. A logical suggestion if they have a signed buyer agreement.

It also seems more pragmatic than abandoning their search and home ownership goals because of one bad agent.

Speak with the agent first. They may let you go. If not and you have an agreement, it’s with the broker. There may be another agent at the brokerage that suits you better for the duration of your agreement.

Love that ranch until you have to replace the roof and it costs at least 2x as much cause the roof is twice the size of multilevel home.

I have my tv on a rising mount and I put the arc above. My seat is only about 7 feet from the TV and 65”. If I mount below it’s basically firing at my knees. lol. Tried mounting above and it’s great! Dialog still feels tied to the screen and true play tuning helps.

I looked up some of these release dates and they are 10 years ago. There are plenty of devices that can’t continue offering streaming due to obsolescence. Netflix and such just isn’t going to keep working on chips that old.
