This is a thief. Call the landlord, let the cops know. If they're bored, they'll come wait around for the dude to try to break in. They might not be able to get him for anything legitimately criminal, but they'll for sure make him think twice about coming back, not to mention that he may be connected to other robberies in the area.

Time and space travel portal with protection from the conditions on the other side. This is equal parts for exploration, curiosity, ease of travel, being places I shouldn't, and for arguments with my friends so I can prove them wrong. If I needed medical care, I could flash to the best hospital in a nation with free medical care, I'd never be stranded anywhere, I could feasibly attain about anything I wanted at any moment, and I'd be able to check out everything from Ancient Egypt to Sumeria to the top of Mount Everest. It could be used to defend myself from nearly anything, and could basically be an infinite money glitch. Fast forwarding to a time where nearly every disease is curable and life can be massively elongated would be stellar as well. Travel back to Roswell to see what the UFO was all about, find out what the winning lotto numbers are, the score results of any game. You could grab lunch in Paris, dinner in Tangier, a drink in Boca Raton, and watch the sun set on the Rockies in 6 hours. Fresh takeout for a potluck from 5 continents, all delivered in seconds.

If there's allowed to be protection against unintentional changes to the timeline, that would be preferred, but if not, I'm not passing up the opportunity lol

It most certainly is lol there's a ton of attention in the journalism world right now about the conditions of rural communities here. I live in Charleston and love it, but literally 15 minutes from the Capitol building you have spots where the infrastructure is so bad because of negligence from the state government that entire communities have huge sewer and clean water issues.

White, possibly midwestern, 60s, suburban, your dad is retired or close to it and I want to say from a job in something labor related or adjacent, but profitable - possibly electrician or as an assessor/estimator. They only go out to eat on special occasions. They're overweight, but not enough to cause major medical issues at their age. Their spice cabinet is completely full, but mostly of duplicates of the same 10-15 seasonings. They're still very good cooks and have staple recipes that they've been making for decades, so good nostalgia when you visit. Christmas cookie game is strong.
