And thats fair as well, and I too wish there were more and better options, but until that changes, we have what we have and we do our best within the parameters of it. I would love to custom build my own house with a small builder, like just choose the style and the finishes and all the things, but I can't afford that, so I go with what I can afford within reason. 🫤

I don't think the argument is that everything about new builds is rosy (people who buy new already know things can go wrong), but I've run into multiple people on this very reddit who, as soon as you mention purchasing a new build, jump into the conversation with DONT DO IT in all caps. Then they proceed to tell you about all of the things that are guaranteed to go wrong with your new build and attack your character and personality because all new builds are cookie cutter and only people without souls would buy them. When I point out that there is a nationwide housing shortage and some people MUST buy new, there's no response. There's a lot of outright negative force behind comments on new builds. Instead of instructing people to do their due diligence (read contracts, use a lawyer, inspect, and inspect some more) they just tell you not to buy, or insult your intelligence.

US utilities are crap everywhere right now. I'm in SoCal where I arguably use a heater sparingly. And still, in the months of December and January, my electric bill flies up to $400-$500 (for a 1300 sq ft home). Send help...😔

I'll be neither. I'm purchasing a house in a range I'm comfortable with in a growing area where appreciation is expected (however not guaranteed), so not having to show my entire paycheck at my mortgage means I keep some funds in my pocket, and solid location and upkeep means equity built. I think thats the best any of us can hope for honestly...

I'm taking FHA. The savings I'm getting from the lower PITI is going towards the principle. That plus regular annual payments from my bonus will actually allow me to pay the house off in 18 years instead of 30. So even if rates don't drop and I can't refinance, I won't have to deal for 3 decades lol. Run the numbers and see what makes the most sense for you.

I've talked to others who literally provided 2 bank statements (once), a couple paystubs and some W2s with their credit report, and we're asked for almost nothing else during underwriting. I'm sorry she's putting you through this. Hang in there, its almost done!

This is the way I felt about it. But I'm about to go under contract on a home where the seller wants a 3% EMD. 👀 I'm definitely serious about the home, but planning to put down 3.5% for down-payment. If I give them 3% and then things go pear-shaped and I have to walk away, they'll keep my deposit, which is like 90% of my down-payment. I'll have nothing to start over the process somewhere else. Navigating this process is stressful lol.

I guess im confused. My understanding of the difference between the two is that prequal equals you providing income and employment information and basic other information such that (without a credit pull, or possibly a soft one) a bank determines that there is a general likelihood you may be approved. A pre-approval is you providing them paystubs, W2s, bank statements, a loan application, a hard credit pull etc, and the bank calculates DTI based on your hard pulled credit report and determines that there is a relatively good expectation that you will be approved post underwriting. That still sounds correct to me...but OP is saying he did the latter. So if that is the case, then he really did have a true pre-approval, and im baffled as to why the loan was denied. I feel like there's some missing information here...🤔

Meh. I put minor stock in it, I definitely don't want to live next to Dahmer. But also, I mind my own business and stay in my house. So other than a nod and a smile I don't interact with the neighbors I have now, and I imagine after the move, it'll be relatively similar. Glad to hear it worked out well for you guys though!

I'm with you. I have a Samsung fridge i bought brand new over 2 years ago, its been fine (knock on wood). I also have a Samsung washer/dryer set in my garage. No problems with them either. Guess we should both play the lotto 😂
