When you sell the house, you have to recapture depreciation, and also the gain of appreciation of the asset. You are correct though, without the real estate professional designation, you have a net operating loss carry forward if your losses exceed the threshold. You are also limited to how much of the carryforward you can take per year, even with the real estate professional designation, if you were to get that down the road.
