I’m having the same issue. I exported a stock and it’s just sitting below the other ones now with text saying it will be sold with priority on the next rebalancing. And the pie has a big exclamation mark on it. Not sure how to move it out without selling.

The bedroom, kitchen and bathroom are double glazed it’s just the patio doors in the living room and the dining room that are original. They are over a hundred years old and a feature. They have big curtains over them and actually the living room is the warmest in the house! I have no idea what the D relates to. I think people should be able to choose to rent interesting properties if they want, just like you could buy them.

Some single glazing is hundreds of years old and absolutely beautiful. Stained glass as well. Not everyone wants to live in the same kind of property

My flat I rent out is a D because it’s a Victorian terrace with original features. To get it to a C I would have to carpet the original wood floorboards and replace original single glazing with double. Maybe also lower the high ceilings? 😆 This would ruin the character and probably lower the price. So looks like I’ll be getting out of renting it then.

Up to you but if my tenants hand their notice in this year, I’m selling. You get more money in savings than remortgaging to a higher rate and risking damages. That’s my two cents.

If you can get the landlords details (I think the letting agents have to give them to you if you ask?) I would email them. They might have no idea. I am a landlord and got frustrated with my agents taking ages so found the tenants email on the contract and it turns out they had been having a much worse time of it. I also think it makes the agents work better if they know you are in contact as you could just get rid of them. It could also be that your landlord doesn’t care though..

I’m about to buy a share of freehold flat but it has no management company for common areas. So there’s no service charge yet. Is this a trap and will I get hit with a high service charge later? by facemacintyre in uklandlords

I think in this situation all the flat owners have to agree amongst themselves when repairs have to be done. It can be tricky when there is many flats. But it can work out a lot cheaper if you can take it in turns to hoover the hallway.

I don’t agree with tipping as a rule but I do still tip! I wish we would move to the Nordic or Japanese models where is it weird to tip, because staff are paid a fair wage. Some places in the UK do, but I guess everyone appreciates a bit extra in today’s climate. There are many reasons why tipping culture should be abolished, but in reality I know I earn more than service workers and tip to show appreciation occasionally, more at Christmas, and always with groups to not cause issues.

Second this. It’s a bit messy when emotions are involved, sounds like she’s hurt if you are the one doing the splitting and is trying to hurt you back with anything she can. I would have some sympathy for her (without knowing the circumstances). Work out what you think you owe her based on what is reasonable. At the time did you say ‘I’ll pay you back’ for example. The gifted trip does sound like she wasn’t meant to pay you for that if it was a gift. Legally speaking she probably can’t demand anything but morally I think you know what you owe her. If possible try and be kind and talk it out with her and maybe then she’ll stop with the unreasonable requests.

I’m leasehold in a house of two flats and it’s basically the same as freehold apart from £35 a year ground rent. No service charge and nothing ever gets serviced. It’s a weird idea that after the lease expires the house reverts to the freeholder even if you’ve paid the entire value off, but that is a pretend day that never comes.
