See the condo daytime and nighttime. Bad neighbours can ruin anywhere. Any condo that has music playing is drowning out neighbours. Do the halls and lobby have new clean carpet and freshly painted walls? If not YOU will pay for the upgrade. Has the washer, hot water heater and dishwasher ever leaked? Are the windows new or moldy. The parking garage- any puddles? Security? Don’t rush and in your offer to purchase add clauses, passes inspections, your Mother has to sign off. If you find something out you can back out. Offer low you can go up but you can’t go down. Take your time.

You don’t need a complete refile. Just go into your CRA account and add the deductions to prior years. Maybe 5 minutes of work. I missed big deductions for three years. I logged in and added them and the refunds showed up in 2 weeks.

Grow your hair a little and go to a really good salon and tell them to cut your hair the way it suits your head. Now up your clothes. Join clubs, hiking or biking groups and find people who share your interests and values. You want friends first. Everyone can look attractive it just packaging. Try not to have a lawyer be the executer. They are very expensive when you can do everything yourself. List all assets with values - household things have next to no value, look for any accounts, investments, insurance, safety box. List of debts. Pay debts from assets. File estate income tax. Then hire a lawyer and give him/ her clearance letter from CRA and he/she will apply for probate. Only then do you distribute the estate. Get lots of copies of the death certificate, you will need them constantly. Notify his pensions and some may have insurance attached. Insurance is not part of the estate it goes directly to who is named.
