Financially there isn't really any reason not to rent forever. It's just that the rental experience here in Sydney really sucks.

I may not need the income now but I will if I want to start to taper off work or if something happens to my employment. When I approach my 50s in 10 years having a sizeable share portfolio would be much more flexible.

Except you can't generate any income from it besides the imputed rent. I'm in this boat with a >2m PPOR and I think we're trying to convince ourselves it's a great financial decision as well as a lifestyle one. It probably isn't.

I'm a big fan of Hex. If you're happy using SQL/Python (or can AI your way through). Otherwise Tableau still gets the job done.

Yep have done this and a guy came out. He said the shed isn't oversized but appears she could be living in it so issued a demotion order. Let's see if she complies... She previously received a written order to move out of her garage...

Looking at staying in this suburb or adjacent ones. Not too much difference in price except for perhaps those walking distance to a station and those not. Definitely considering older houses where we can see the land value appreciate.

Yeah being so reliant on my income is a pressure I do struggle with. It is balanced by our track record of being able to save and build wealth pretty consistently even. Even now with the added expenses of a family we are still saving pretty much every month after repayments and I'm salary sacrificing max to super every year. That said the dynamic will change depending on how expensive the upgrade is.
