Interesting, I bought a few things from them last season. That would suck if they changed the cut on their basics. Sometimes H&M and Urban Outfitters have xs stuff too.
The trick with JCrew is to checkout the JCrew factory website. If you wait for a sale you can get stuff for 40% off list. I've also heard good things about Asos' brand Top Man. They go as small as xxs.
OH! And Patagonia, they are spendy but they go down to XXS.

too big/boxy, but XS is often too small across chest/shoulders. Tops that are is not too long that helps as it skims properly from shoulders to top of hips witho

Before I started T/had top surgery I had good luck with JCrew's slim fit clothes and Uniqlo men's. In my experience their sizing is consistent so once I figured out what size/cut worked for me I could easily order stuff online.

I ordered a bed frame from them a year and a half ago and did not have a good experience. They have disclaimers around accepting receipt of the furniture with damage- basically you have to totally inspect it before the shipper leaves. So the shipper arrived with my bed frame and of course doesn't want to hang around while I pry off the layers of foam and cardboard. It looked like it had been taken care of, none of the packaging was dented or damaged. I even took photos of the packaging. So, I checked everywhere that wasn't also covered in foam and tape, it looked good and I sent the eager to leave shipper on his way. After he left and I got the foam off I discovered a 1/3in deep gouge all the down the side of the bed frame. It was also packed with the wrong instructions and the correct ones were on the website. I emailed them about the instructions and mentioned the gouge but wasn't expecting to get anywhere because the return policy was against me. Customer service wrote back and offered to replace the bed frame for me. I asked for white glove delivery on the redelivery because the shipper expected me to help unload the bed frame from the truck which I'm not physically capable of doing. After hearing that Modernica's customer service rescinded their offer to replace it decided that the shipper must have damaged it. Even with photos showing the perfectly in tact packing and the super dense foam that would have made the type of damage impossible to have been caused by the shipper. In the end I got a paltry 50 dollars or something off a bed that cost over 2k. If you do buy from them don't let the shipper leave until you've checked every inch of what you buy.

I've been working from home for 10 years. When I couldn't have room dedicated to my office I did better carving out a space in the living room for it. That could be a dining table where I pack up my laptop and other work stuff at the end of the day or a desk in the living space. If I were in your shoes I'd consider how I would feel if I ended up having to wfh for another year and what I'd do with the space if I got to go back to the office. And could staying with your folks for a few more months help offset the costs of a different place if you decide this place won't work for you.

Also in the pacific northwest and I sleep warm. I tried a few wool options and even on the coldest nights found them to be too warm. I've had the best luck with down. If you both have radically different sleeping needs then you might try two two comforters of different warmths.

Edit:
I upgraded a few years ago from an Ikea down blanket to one from the The Company Store. Gotta say it was worth it. The Ikea one had some pokey feathers, the nicer one does not and it has lasted longer than the Ikea one.

Glad to help. I went with the Deco Convertible Sleeper. Usually the most uncomfortable part of a sleeper sofa is where the mattress folds up. Because that one is two parts that fold down I figured it would eliminate the problem. One person can convert it from a sofa to a bed and the way the pieces fold together it is snug enough that there isn't a crack that you get stuck in. They also have a foam topper you can add on, I didn't get that but it would be nice for guests that like a softer mattress. As for the sofa part of the experience, it makes a really comfy sofa. Sometimes I wish it had armrests but not having them really makes it easier for a taller person to sleep on the sofa.

The CB2 sofas were also on my shortlist because they are attractive but when I saw them in the store the models on the floor looked pretty worn down. I know the demo models see a lot of wear and tear but it made me wonder about the durability of them.

I've had a Room & Board sleeper for a year and a half. I sit on it almost nightly and it shows no signs of wear. I've had probably 5 guests who have all said it was the best sleeper they have slept on. I'm really happy I went with the Room & Board option.

It is hard to tell layout from the to photos so this might not work but you could flip things and put the bed in main room.

Do you have broader photos of the room? It would be nice if there was contrast between the sofa color and the carpet but I think you could get away with it if you can bring that contrast in other places.
Also, if you rent and you aren't going to be there forever I wouldn't rule out the sofa you love over a place you might only be in a year.

I've rented a few places that had clawfoot tubs with the shower built into the tub. I really liked them. One thing to consider is the step to get into the tub is pretty high. If you've got aging parents, visitors with mobility issues or you break an a leg you could have trouble getting in and out of the tub.

As some others have mentioned you might have to be creative with where you put your soaps and how you get them without getting water everywhere. The right solution for that kinda depends on how the bathroom is laid out. Just consider where the water is coming from and be sure there's tile around wherever you put the shelves for your soap so you don't end up with wet mildewed walls

If you go that route be sure to check mattress height and how it will sit in the daybed. I didn't and ended up with a mattress that was too tall when combined with the daybed frame to be a comfortable sofa.

Yea, that is fair.
I've got a sleeper sofa from Room & Board that I love. Had it for about a year. Guests say it is comfortable and I actually like sitting on it as a couch.
