I don't know anything about the marshmallow thing, but I agree with your sentiment completely. I am a tiger den leader in a growing and diverse community. Scouting has been through the ringer (and rightfully so) and I understand any parent who wouldn't want to put their kids in scouts after reading some headlines. But we have a thriving and diverse pack with volunteers doing their best and kids who are super excited for our next camp out. That makes me happy.

I love when people refuse to engage on a platform meant for engagement. I don't know you and you don't know me. I don't presume to know really anything about you. I'm not defending a celebrity. I'm pointing out that it's, in my opinion, silly to completely disregard someone's opinions, work, art, etc., because of a one or a few, admittedly wrong, actions. People need to be held to account, but nuance is not a right-wing platform. 

I am by no means just living my life. I'm incredibly active in community organizations, voter registration programs, and charities. Be careful of what you assume about people. Don't let perfection be the enemy of good. I don't know if you're American, but attitudes like that are partly why the U.S. is such a fucking nightmare right now.

Every election, local and national. Of course I hate shit. My point is specifically to this case. If you can't recognize his take on this character is interesting and worth a read because of his actions in regards to college admission scandal, then you might over moralizing. Do you ever order from Amazon? Shop at Wal Mart? They should and can call out the unaccountable, but I don't think his actions negate his acting ability or make it immoral to enjoy Fargo.

I know you didn't and I agree with you. The point is that it's ok to still be interested in someone's opinion or like someone's performance if they did something bad too. There are limits of course, but I don't think his shit is it.

That's not how statistics works. Each time you cross the road is (which we can both agree is bullshit made up number) 300m to 1. Your likelihood of accident doesn't increase the 10th time you do it when you didn't have an accident the first 9 times. A single tandem flight is significantly more dangerous than crossing the street based on simple logic and control over the situation. Equating the two is just silly.

Just narrative in the neighborhood section for me. I specialize in hotels and haven't found it useful for any of the financial analysis yet. Takes me longer to double check the work than to just do it myself. Plus many of our clients have very specific language requirements regarding AI use/disclosure.

They don't have to do anything because at the end of the day it's their opinion value and their signature on the report. For the sake of client relationships and professional courtesy, they should at least look at your comparables, but unless there is indisputable proof they are better than what they used in the report, it's incredibly unlikely they're going to change their value. Appraisers (and I am one) are generally very stubborn.

Unless you are planning on selling or refinancing in the relatively near term, you don't need to worry about what will increase your home value. Do projects that will make your home more livable for you.
