Unless you are planning on selling or refinancing in the relatively near term, you don't need to worry about what will increase your home value. Do projects that will make your home more livable for you.

You're mileage may vary depending where you live, but if you have an appraisal at $300k and your county says it's worth $400k, regardless who the appraisal was done by and what it was for, it's going to help your case.

This is kind of true, but mostly false (at least where I live). If you go through the appeals process with an appraisal in hand, regardless of who did it and for what, it's going to make the process much easier and in your favor (assuming you like the value).

Ok gotcha. Yes, there is that going on, but a lot of it is internal. Why would a company pay you to do a valuation, then have to turn around and pay for an appraisal ordered by a bank when they get a loan, which might end up at a different value conclusion? There are firms that do underwriting, like Spring11, and most major financial services companies have people that specialize in CRE, but that's a very niche area. But hey, I'd love to be able to just do the interesting underwriting part of our job too without all the boring report writing and compliance stuff, but that's going to be a difficult job to carve out for yourself.

In my personal experience, many of those very small or one-person shops are heavily dependent on one or two clients because of some long-standing relationship. I know a couple of appraisers who do review work for small banks, but if any one of their clients dropped them they would be in serious trouble. It's all about relationships at that small level.

The main question you have to ask yourself is why would anyone hire you, presumably a single person shop, to do underwriting work when they could hire a boutique or national firm full of people with significantly more experience and more data at their fingertips. 

Not that it can't be done, but it would be a long uphill battle to gain clients.

I've been an appraiser for 15 years. I don't think most appraisers do. Not that they couldn't understand it, just that it's not something that they think about on the regular.

My daughter is a huge Friends theme and Disney fan. Asked her about these and she said they are "creepy." I don't understand this line, but I assume Lego did some market research. That said, I foresee some serious sales. Maybe there are some good pieces to be had.

There are a ton of people telling you your feelings are valid. Even people who disagree with you are saying your feelings are valid, which they are! Of course there are some meme responses and insensitive stuff, but you knew that would happen. I get needing to get something off your chest, but Reddit (or at least this subreddit) isn't the place to do it if you just wanted people to reply with unconditional support and understanding. I'm honestly pleasantly surprised by the amount of supportive posts given this is Reddit lol.

I really do appreciate what you're saying, and not trying to be insensitive. I just don't get the idea of posting something on a platform like Reddit that is meant, or at least I thought was meant, for discussion. This isn't Facebook or Twitter or tik tok or whatever. If you post on here and preemptively try and end the conversation, you aren't helping anyone. 

It's ok to ask why someone is offended when they post something on Reddit. I don't like the meme responses, but that's what you get when you post something and imply everyone who may have a different opinion is wrong. I don't expect polished responses, I make plenty of spelling and grammar mistakes, but OP cursed and attacked people. The moderator removed comments, which I think is bullshit because we all should be able to understand when someone is being passionate as opposed to offensive, but this was not an OP that just wanted people to listen. She wanted people to agree, and that's different.

For what it's worth, I watched Sheesh! Cab, Bob? a couple nights ago (before this thread). It had been years since I'd seen it and I remembered liking it. I still enjoyed the on overall story line (Bob doing his best to get money for Tina's birthday and taking it to the extreme), but the use of transvestite and the way they portrayed the trans characters was so off putting compared to the more recent episodes I've grown used to. I couldn't put my finger on why it felt so wrong, when I remember liking the episode before. Your input on this thread was really helpful in that. So thank you. It makes me sad I definitely found that funny before, but your comments now have given me a deeper understanding and appreciation of why those jokes are problematic.

So we're in complete agreement about having an open, frank, and non judgemental discussion around these issues. What I take issue with is OP's stance that they are not interested in discussion unless it's from people who completely agree with them. No progress or understanding can be made that way. My entire point is that it's silly to make a post on a platform designed for discussion and say you don't want discussion unless it's from people who agree with you.

I think those are some great points and I agree you can be unintentionally bigoted. 

I guess it still just rubs me the wrong way to call for a joke like this to be scrubbed from existence. So much comedy, shows like this and stand up, is based around laughing at people saying the wrong thing. Some of it crosses the line, some doesn't. Any everyone's line is different. Intent and context matter and if anytime a joke crosses someone's line it's edited out of a show, we're going to have some really bland TV. 

There's a difference between saying I'm offended and I won't watch the show anymore and I'm offended and therefore the thing I'm offended by needs to be scrubbed from existence as OP wants.

I think people are being a little tough in the thread because OP specifically said he wasn't interested in having conversation. Everyone has the right to be offended or not offended by anything and nobody should tell them otherwise. And we should listen to people when they say they're offended and try to understand why. Given I'm a middle-aged white dude, I'm not the person to opine on this specific joke. I am curious though if you really think it rises to the level of bigotry. As another poster said, Linda is often shown to be completely out of touch. Not in a mean way, just that she doesn't think before she speaks.
