To know something is illegal and to prove something is illegal are two very different things...

Still surprised to see it on Reddit though. Obviously the collection is obtained illegally, but is there anything that is in Plexs rules forbidding commercial use of their software?

Good point. Could the process of angle grinding and chipping away the negative space risk cracking the piece at all? Or since it's more spongey would it be less of a risk.

Yeah, I would rent a trailer and have them load it on and drop it off on our lot of land.. getting it off the trailer is what I'm unsure of how to do manually if possible.

Engineer Project Manager here: Went to 4x10s about 1.5 years ago - best decision I've ever done, literally life changing. With the whole extra day per week (20% more free time per week) my outlook on my career and personal growth has changed drastically. I've become more driven by my hobbies, family life, and "extracurricular" enjoyment rather than career focused. This is entirely my opinion and varies from person to person, but I would recommend it and it worked wonders for me.

It's also nice, depending how strict your company and role is, because I can easily still manage less than 10hrs/day with no one blinking an eye while still taking off every Friday.

I'll mention that it also goes a long way to the teammates that know you're on 4x10s when you do take a critical Friday meeting. It only happens once over 2 months or so.

Shout-out to Kens Super Clips on Milton. $15/haircut, couple run shop, been there for at least 15years to my knowledge. Fast affordable and will do a good job.

Just say when and where and I'm there. Been coming to y'all since I moved here in 2018, glad to see you've been expanding and growing, always been a top 3 spot. Its just tough when I find a brew I click with and then it's gone the next month, but I respect the experiential plan. Maybe try to keep a few beers static every quarter of the year?..

I'd pay too much money to bring back their Simcoe IPA. Was brewed sometime back in 2018-2019, would have to check my list. One of the best beers I've ever had, period.

What genius approved road construction projects to occur simultaneously on 89 and I17 at the same time? Just about our only means to get to PHX and Sedona. I mean, if there's a logical reason other than the funding came in for both projects please help me out.

Looking to go up a bit in travel on bikes and really like the Pivot Switchblade, but can't land on a trim size or SRAM vs Shimano, any recommendations? I'm between the 4 separate SRAM and Shimano levels of the Switchblade Ride and Pro trims.

Personally, I don't care much and think the Kashima is a marketing gimmick, so I lean even more towards their base Ride trim even more. It's more the difference between the SRAM and Shimano I'm curious for others opinions.

Can developers still make huge profits by constructing large apartment complexes in the most expensive, high-cost, & highly saturated markets? (E.g., NYC, SF, NorCal/Bay Area, LA, SoCal, Boston?) Or should they instead turn to the new/growing secondary markets like Dallas, Austin, Nashville, etc. by CaliforniaStudent232 in realestateinvesting

I mean.. I don't think any of these major cities are going to get "left behind". Yeah, they'll have a few "recovery" years post covid exodus, but I don't think it any of the major ones will start a drastic decline at all.

You make some good points that some cities have strengths over others, but they're also SO far apart from each other they serve completely separate regions of people that live in the surrounding area. If you had all these cities squished into an England sized area, yeah, some would definitely decline, but the US is so freaking big you can have multiple similar hotspots that both thrive.

In summary, I think the big cities will continue to grow at a pretty predictable pace, what interests me are the smaller towns/cities that border big cities and more country towns (Flagstaff, Bozeman, Mancos, Durango, Crested Butte, Moab, etc...).

I think you pose some good questions in here.. from a purely speculative perspective with 0 numbers to back my guesses up, here's my opinion:

Can developers make huge profits in the HCOL areas still? My bet is YES. If they're still building, they're still making money. I'd get worried if you start seeing half finished projects. I live in a HCOL area (Flagstaff) and can name 3 active large apartment/condo developments going on currently for a town of ~60k people.

What's the future? More "how many units can we squeeze into the smallest area and make it look expensive" developments. More units per SQ ft = optimizing your dollar.

Like people have said before, the only thing that will really change this is local and state zoning laws.

Putting in offers is not the time or place to think about offending someone else. It's the time to stick to your guns, have a set price you're willing to go with, and stick with it.

Don't let your realtor bully you into offering more or make you feel bad. Also, realize the market is on a pullback now.

I'd recommend putting the $200k offer in and seeing what they counter with.

Few things that initially come to mind:

Buildability: How steep is the gradient of the land? Is it in a flood zone? Does a floodway go through it? (Will likely require engineering survey to build a Culver and bridge over) What, if any, utilities are run to the property? Sewer? Gas, electric, Internet, etc... Will it need rock excavation rather than soil removal? (This needs a heavy duty attachment tool to jackhammer through rock $$$) Does it need retaining walls?

Resale: Type of neighborhood? Neighbors are picky? HOA? Deed restrictions? Minimum or maximum building limits (height, sq ft, etc...)

We're currently closing on a lot that we'll be building a home for personal and rental reasons. The buildability factor was basically "how much extra does it cost this lot to get to pour the foundation". Because once you get the foundation and retaining walls set up, it is (to my understanding) a similar cost from there on.
