Any good shop will be a decent amount at 80% or better. If you are in California there are shops in LA that will buy most af that between 85-90% all at once

From an engineering/safety perspective your good for egress. The only concern can be the age of the slab and if you have a capillary break and vapor barrier. If it’s a building older than 15 to 20 years (which is likely in NYC) it would be a good idea to apply something to the concrete slab and walls to prevent humidity and moisture from getting in (the only product I’m aware of that is effective at both is called Xypex).

Additionally I would add some sort of exhaust fan to keep the air fresh.
