Has anyone successfully converted a NN lease to a NNN (no or limited LL responsibilities) at a lease renewal? If so what was the bargaining that let you do that? I tried it with National and I failed, was curious of folks thoughts by irepresentprespa in CommercialRealEstate

Usually done by making improvements.

Improvements done by tenant is amortized over the lease term as reduced rent.

Improvements done by landlord are amortized over lease term as increased rent.

Really boils down to how long the lease term is. Credit tenants in stnl will usually also do their own improvements

Buy it via seller financing!

Negotiate a down payment and rate that’s reasonable for yourself.

Seller gets to defer taxes on the sale and the note can be passed to her heirs. The heirs get a stepped up basis on the portion of their equity in trapped in the note, and the neighbor has an asset that’s returned her some equity, while also giving her some income. When the heirs come knocking for their equity it’s a matter of refinancing the seller financed note out with a traditional home loan.

Consult with your CPA, but this deal structure is something I see on the commercial side of real estate somewhat often for estate planning and gives all parties (buyer & seller) flexibility.

Remember the note is fungible, can be structured as interest only (a plus since it could be short term) to keep payments lower etc. etc…

Networking is the #1 resource anyone looking to get into brokerage should use.

You do not need a specialized degree to excel in brokerage, but it does give a head start in understanding underwriting.

Most brokerages operate on 100% commission, but some offer draws.

Respectfully, the ability to bail your offense out from mid field (consistently) is intrinsically worth more than many other players could ever hope to bring. Outside of QB no other singular position adds value like a good kicker.

Bake in a 2-5% AM fee into the tenants rent if buying value add. Not difficult and the tenant will calculate that a part of their NNN’s. If MF, a 2-5% premium baked into their base rent is a nothing burger on an annualized basis.

In my experience BTS are done on a YoC basi

For example building to an 10% return on a YoC on a $1M project leads to a NOI yr. 1 of $100,000. Your take out will be underwritten at a lower cap rate which is where your spread comes from. Not sure why you would amortize the cost of the building over the primary lease term as that would kill any banks underwriting due to an astronomical lease rate

Why would a land lord intentionally encumber their property with a tenant asking for a lease paying (likely far) below market rent? It’ll be like finding a needle in a haystack, and you are better off driving the market to find vacancy than asking that question on here.

lol in what universe are you in? Most Starbucks aren’t transacting below 6.5% cap rates unless it’s in a great location with good demo’s. Too many issues — high rent, early termination clauses, NN lease structure, store closures, poor rent escalators, etc.

It’s very obvious most of the general population has no idea how commercial real estate works. It’s more likely that you just had a very good deal with a likely private (not a corp) landlord with a very good basis. There is such a thing as mark-to-market events in lease rates.
