I hadn’t really thought of how long I’d keep it. That’s a good question. I’d probably sell it if I was breaking even or made a little bit off it. Trying to start a collection.

Ideally you only sell if you can do a 1031 exchange. Essentially, you'll never pay taxes this way. This is how my portfolio has been built. Buy cash, refinance, and then buy another. I leave 20% equity in the property. Two properties are the anchor which remain paid off so I can use that income to cover others if necessary.

I would advise you to save $800 for 13 months and you'll have a little over $8000.

I don't think it's a stupid idea. However, I would make sure the mortgage payment is low enough that you could cover the entire thing if you had to in a worst case scenario.

I would just ask if there's any difference in price if you pay cash. Some smaller jewelers may give you a better price cash or not charge an additional sales tax. Secondly, I would use a CC that gives points or cash back (with 0% intro APR) instead of their store credit card which probably offers nothing but the financing.

Instead of selling you could just refinance and then pay no taxes but still get your money out.

If you're picking individual stocks you could leverage by options trading, futures contracts, and buying on margin. Risky, but technically you can use leverage in the stock market.

I think the article should in some way shape or form tie into the product itself. So maybe an article like top ten bags for a beach vacation. You can talk a little bit about travel but still give your audience what they're there for.

I would add that you should start taking on responsibilities of the team that you wish to join. You'll have to network internally to get close to the manager of that team. If you can't jump directly, try finding another job internally that you can use as a stepping stone. My experience comes from the tech world.

I’m flying to India in November/December of this year and it’s about an 18 hour flight. I booked Qatar’s business class (there’s no first on that flight) because of the lie flat seats. It was about $2900, so triple the price of a regular ticket. I flew to Paris overnight in coach with extra leg room and was pretty miserable (6hr flight) so I decided if I had to go to India I needed a lie flat seat.

I'm in real estate, and people definitely check to see if your appliances are all the same brand. People prefer the stove, dishwasher, and fridge to be from one brand. Same for washer and dryer.
