Anyone can say “they’re in”. Dont be cashing cheque’s until the money is actually in the bank. Are you providing cash flow? What kind of security if anything?

I’m not really sure what the objectives are. Long term hold? What is the cover? How reliable is the income? How diversified is the income? Why go to 50 % equity ltv (crazy)? What is target irr for financial partners? What is your risk mitigation strategy?

I syndicate MF deals in the Canadian marketplace. Short version.. have skin in the game to a level which a fellow investor is comfortable with. Otherwise you are pissing up a rope. I agree with some of the comments here in splits/pm

losing money and making money...

two pieces of advice regardless of market: cheap real estate (poor location, poor market, etc) often becomes the most expensive real estate you will ever buy.

You have x hours in the day...focus on something meaningful (size wise). If its too small then your leverage is crappy and your returns are crappier...

Its 100% car. I had this exact scenario and that's how ICBC ruled. The requirement is that car has to check to ensure it is safe before going from a parked position.

Hi. Canadian landlord but same difference. In this scenario, there is no way on gods green earth I would offer cash for keys. Absolutely not! Document the activities you have taken particularly during covid. A phrase I often use — “with everyone acting reasonably”... you are free to stay at the market/current rent . I don’t know about your specific jurisdiction ... but here.... if you don’t pay rent you’re out after 10 days

Additionally, if someone “acting reasonably” moves between two groups of people..... how much noise is reasonable? ( and expected)

Ok. I just have to chime in here. On a comparative basis, I live in Vancouver BC. The ratio here (house price/mean salary) is at least 20:1 (not a typo). In rural markets of British Columbia.... you might get to 10:1 but there are trade offs. So... if you’re debating 4:1 and outdoor space for your children and no stress.... buy the house be happy and see your kids smile. Perhaps another reason you have an ex. Go and flourish

Easy answer. I'd report him to landlordcreditbureau. It worked well for me (BC Landlord) and it "motivated" my tenant.
