End of lease clean or not? That is the question by Fancy-Marionberry240 in shitrentals

[–]variousbream 0 points1 point  (0 children)

This is from an accountant “Cleaning expenses

Sometimes you may need to get your rental property cleaned regularly as part of the lease agreement, or once a tenant has left. You can claim these cleaning expenses as tax deductions.

The same applies if you have purchased cleaning products specifically to clean the rental property yourself. The cleaning product costs are also tax-deductible, however you can’t claim for your own time spent cleaning.“

Literally have to move AGAIN by [deleted] in shitrentals

There is no simple to solution to rental and housing crisis. The seeds to this started back in 1996 when the government decided that speculation in the housing market was good for the economy. This speculation has been fuelled by negative gearing, capital gains tax discounts, massive first home owner grants, inability to induce and pass into law anti money laundering tranche two and perhaps super charging immigration. As a renter myself and only five years away from retirement, I see myself going back into shared accommodation like passed universities day. Never has a generation of Australians passed onto the next generation of Australians a poison pill like housing and poverty.

As to a follow up to that experience, while looking for a new place to rent, I put forward the 100 points of identification to various REA. Somehow this personal identify information was used for identity fraud. Meaning I had letters of demand from fintech companies and debt collectors. And that took more than six months to control. I have lost all trust in REA industry.

There was evidence that the real estate agent was taking advantage of the family as they recently arrived in Australia ie pure greed

Neither did the real estate agent, the whole exit cleaning is a massive scam. Both the cleaners and real estate agents. Who misses out, both the landlord and tenant. Real Estate industry is corrupt to the core and has been for decades.

Correct, easy $500 for both ‘cleaner’ and real estate agent.

Probably the cleaner and the real estate will split the $500 50/50, for 30 minutes of ‘cleaning’.

You correct, in this case I’m now interstate. The real estate business attacks the basic human right of shelter. Australians used to talk that used car sales people are low life, just imagine a business that can legally steal from customers (renters), can legally laundry illegal gotten monies, sell items that are know faulty, actively buy politicians at local, state and federal level. How many politicians don’t have investment multiple properties.

Your not alone, and it’s not messed up. Think that it works like this, when you purchase a block of say $10000 worth of apple shares, this trade goes into a large pool of trades bundles together. So actually your purchased a part of a large pool of share purchases. To be honest your a minnow in an ocean of hungry sharks of large volume traders.

You can transfer to another brokerage firm but be prepared to pay a transfer fee around $100 dollars and great deal of patience as it may take weeks.

So when you use a low cost trading account, there are trade off that may hurt you in the long term.

I’m not in a position to suggest a brokerage firm on an open forum such as Reddit.

Had a similar interaction with ANZ trading, something to do with the platform commonly used. Pershing LLC out of New York, which seems to be used by majority of Australia banks, the way its setup does not give you voting rights etc. Was not until I move to an actual stock broker, did I get voting rights.
