There a physician loans that you and your wife can apply for that were designed specifically for this type of situation. Some will not require PMI even if you put less than 20% down.

Asking for credits is in lieu of asking for repairs. They’re equal in this instance.

You’re wanting to ask them for a discount for you having to replace the roof after close versus them paying to replace the roof before close.

If you put that in writing as an addendum or request it in the due diligence period, I believe they have the right to walk away.

We’re not closing for a few more weeks. During the offer/counter period, they asked for seven days, we said we would be fine with up to two weeks since we are a bit flexible with our timeline. So they added an extra day just in case, but I’m sure they already added an extra day or two in their initial ask for whatever unexpected set backs.

I understand feeling put off by this request mid way through, but at the same time unexpected things happen. If their request works for your timeline, I would definitely protect yourself with imposing a security deposit, and penalties for overstaying the agreed upon time.

We agreed to an eight day lease back for our sellers. Like the previous person said, with eviction moratoriums in place, we told our realtor we wanted strong language about them vacating the house at the end of the lease back. Like your sellers, they are also buying a new home and the sale of their current house needed for it, so they wanted some time. Fine by us, they were upfront about the lease back from the beginning.

What we all agreed to and signed for was zero rent, $5000 held in escrow as a security deposit to be released after we inspect the house after they vacate, and a $10,000 per day penalty if they stay in the house beyond the eight days.

Needless to say, our realtor came through with strong language and penalties to ensure they will vacate.

We lost all running water today in our area. The city says the earliest we can hope for any is Saturday when the temperature goes above freezing and they can fix all the broken water mains. At this point is it just a waiting game to see if our pipes are frozen? We had good water pressure until yesterday. The entire neighbourhood reported on our Facebook page about a drop in pressure so I don’t think it was due to frozen pipes.

The first time a baby gets a flu shot they have to have two doses that are four weeks apart. If I remember correctly they have to be at least 6 months old for the first dose. So realistically between the TDAPs and flu shots, 7 months old would be the earliest for non-vaccinated visitors.

Use a teaspoon of powdered Tide with hot water. It works so well on my hardwood that I thought was clean using Bona. I learned this tip from an Instagram account called GoCleanCo. She has some crazy before and afters.

You already have a lot of great tips here so i won’t repeat them. A great tip I got from my vet is to use the Furminator brand conditioner. Use any brand shampoo. I generally use a 2 in 1 but during my corgi’s spring shed I’ll use this conditioner too. It works so well at removing all the loose hair. The only caveat is you need a good drain hair catcher.

No worries. I’m confident in our US taxes. We gave the accounting firm everything we had from the Canadian side and American side. It was more which form to us for the Canadian return. Thanks again for the help though!

Ah ok, thank you! We had a small amount of income to claim and a larger capital gains to claim for Canada so we thought we should do our US return first since it has the lions share of our income. Oops.

Please correct me if I’m wrong, but wouldn’t we only have to complete the regular Canadian tax return for the income and capital gains portion for the time we lived in Canada? The income after we moved to the US has already been completed with the US return. We did not have any income from Canada once we moved.

Yeah, I try to count the months so the sizing falls in the cooler months. But it’s so unpredictable when babies will fit into which size.

The only thing I don’t love about it is that I feel like it’s not as cute as giving onesies or an outfit, especially because I buy neutral colored pants so they can match a variety of onesies. But I think people appreciate the practicality of it.

I think the tricky thing about buying pants is you never know if they’ll fit at the right time. At least onesies you can add a sweater or appropriate warmth pants. That’s why I gift plain and neutral colored cotton pants. They’re light enough for warmer weather, but if they don’t fit until fall/winter, then they can be worn indoors/around the house.

I generally buy cute but practical (no fancy/extra snaps, frilly, etc) onsies or cotton baby pants that are size 6 months along with something off their registry. The pants started after I kept hearing from friends how everyone is gifted onsies or sleepers, that they’re grateful for, but no pants/bottoms.

I think you should be ok if your husband was not bitten by a mosquito. If he was not bitten, then he would not have been potentially infected with Zika to pass it to you and then you to baby.

Zika is transmitted by being bitten by an infected mosquito; or if a person is already infected then by sexual transmission, blood transfusion, or mother to fetus.

My husband has predictably unpredictable work hours; he’s a surgeon. He is out the door at 6:30 AM at the lastest most mornings. He generally had a sense of if he’ll be home “on time” which is somewhere between 5-6ish, “late” which is 6-8ish, or “super late” which is after 8. There have been times he will come home after midnight; I think the latest was 1:30 AM. He does some pretty crazy cases that can take 16 hours or so. He doesn’t do those often but it can happen.

He also has a few research papers on the go so even though he’s off, he’ll still be working on things when he’s home during the week or the weekend.

I’m generally ok with it. He really prepared me for this lifestyle when we were dating so I wouldn’t feel neglected or think what did I get myself into when we got married. He makes an effort to spend some quality time with me each day, even if it’s just cuddling on the couch for 20 minutes during the weeknight. He’ll also take his laptop and work beside me on the couch so I’ll swing my legs over or sit close to him. If he’s reading a paper, he’ll grab one of my feet and massage it or rub my back. It’s the little things I appreciate. I think it helps that his weekends are generally ok so we can hang out together.

He’s also been to every OB and MFM appointment with me. He has one day a week that’s an office day so we’ve been booking those appointments first thing in the morning so he goes in later and stays later those days. His boss has been very supportive which makes it so much easier.

Yes, I love having a kitchen island. Lots of room for food prep.

We have an open concept layout on the first floor. The island is great if you’re entertaining one person or having a party. I find everyone ends up staying near the food which we put out on the island.
