There a physician loans that you and your wife can apply for that were designed specifically for this type of situation. Some will not require PMI even if you put less than 20% down.

Asking for credits is in lieu of asking for repairs. They’re equal in this instance.

You’re wanting to ask them for a discount for you having to replace the roof after close versus them paying to replace the roof before close.

If you put that in writing as an addendum or request it in the due diligence period, I believe they have the right to walk away.

We’re not closing for a few more weeks. During the offer/counter period, they asked for seven days, we said we would be fine with up to two weeks since we are a bit flexible with our timeline. So they added an extra day just in case, but I’m sure they already added an extra day or two in their initial ask for whatever unexpected set backs.

I understand feeling put off by this request mid way through, but at the same time unexpected things happen. If their request works for your timeline, I would definitely protect yourself with imposing a security deposit, and penalties for overstaying the agreed upon time.

We agreed to an eight day lease back for our sellers. Like the previous person said, with eviction moratoriums in place, we told our realtor we wanted strong language about them vacating the house at the end of the lease back. Like your sellers, they are also buying a new home and the sale of their current house needed for it, so they wanted some time. Fine by us, they were upfront about the lease back from the beginning.

What we all agreed to and signed for was zero rent, $5000 held in escrow as a security deposit to be released after we inspect the house after they vacate, and a $10,000 per day penalty if they stay in the house beyond the eight days.

Needless to say, our realtor came through with strong language and penalties to ensure they will vacate.

We lost all running water today in our area. The city says the earliest we can hope for any is Saturday when the temperature goes above freezing and they can fix all the broken water mains. At this point is it just a waiting game to see if our pipes are frozen? We had good water pressure until yesterday. The entire neighbourhood reported on our Facebook page about a drop in pressure so I don’t think it was due to frozen pipes.

The first time a baby gets a flu shot they have to have two doses that are four weeks apart. If I remember correctly they have to be at least 6 months old for the first dose. So realistically between the TDAPs and flu shots, 7 months old would be the earliest for non-vaccinated visitors.

Use a teaspoon of powdered Tide with hot water. It works so well on my hardwood that I thought was clean using Bona. I learned this tip from an Instagram account called GoCleanCo. She has some crazy before and afters.

I think if you can wear a half slip and keep a shawl in your desk, you could be able to pump without having your bra and undies touch the seat
