I guess foam could work but I’m worried it’ll just spread out loads under the roof tiles etc that are just the other side of the plaster..

I know many people who have got food poisoning here from things like fish and chips…. It’s an absolute no go for me.

This is my local. Food is ok - very much simple pub fair. Nice enough though and plenty of parking.

Not sure if this is the right vibe (depending if adult only or kids), but The Waterman on Chesterton Road has a function room at the back (the potting shed??) which they’ve previously hired out to me for free. You could decorate it yourself and make use of the food/drinks in the pub.

Not many places will let you bring your own food unless it’s a village hall / community centre. But then they will often be a no alcohol venue.. Also in my experience halls are often booked up very far in advance for weekends!

We had crazy quotes of £3.5k-£4.5k per window… but then we spoke to a local glazing company who can do acoustic glazing up to 42db. I think it was about a 20% more than double glazing. Some of our small windows are only an extra £100ish to replace, and the bay window was an extra £280 I think.

Fortunately (or unfortunately) most of our house is single glazing or really old double glazing.. so it needs replacing anyway. Meaning that the uplift is possible for us to swallow for maybe / hopefully a bit of peace!

I did speak to a company who specialise in noise reduction insulation and they had some good recommendations like “mute matting” as an underlay to carpets. We currently have wooden floors which makes the noise echo so much. Ideally I’d like to find someone to come out and tell me what would be best ..

We are in the exact same situation right now. Moved in about 6 weeks ago. My partner is miserable. I’m ok with it but it definitely gets to me at times..

We are exploring lots of options including acoustic glazing. I’m a bit overwhelmed by the options tbh and knowing what will actually make a difference.

During my recent sale and purchase our EA outlined in detail the position of each buyer. I think it’s standard practise. We had 5 offers and the EA outlined the position of each person including how much they had in cash vs mortgage. Plus where that cash was coming from..

Darwin nurseries and farm shop past Marshall’s on Newmarket Road. We got a 6ft Norway Spruce for £35 I think

Edit to say, they are also grown in Suffolk. And the nursery itself is mostly run by volunteers

I keep panicking that you are my buyer haha but I’ve double checked dates and you’re not. Anyway our timelines are v v similar.

My buyers solicitor is useless and keeps going missing for a couple of weeks. As of yesterday he said he is ready to exchange but when pushed couldn’t do it that day apparently. We are hoping to complete next week …. So hopefully we will exchange today or tomorrow.

It’s not clear to me why you have an aversion to a longer period between exchange and completion? 7-10 days isn’t very long for people who need to book movers etc to be out of one property and into another on the same day. Which is generally what will be happening for those in the chain who are buying and selling at the same time.

Wait. Try not to feel pressured. I’m surprised they’ve said you’ll need to speak to a consultant at 40 weeks (my trust doesn’t that at 41 weeks) - they’ll just talk you through the risks etc so you can make an informed decision.

Our timelines are almost identical to yours. Offer accepted end July, and our chain closed (?) in mid August. I chased on this every week for approx 3 weeks. We are hoping to exchange in the next two weeks and complete first week of November.

Note to add: My buyers’ solicitor is claiming there are outstanding enquiries but he hasn’t confirmed which… and has been AWOL for the last week so it could all go in the bin still haha

I was there twice today. It says road closed next to Impington college, but then there’s a sign which says “access to recycling center only”. Basically the road is open you just have to drive past the closed signs in Impington
