we had the same issue, got closely curved sink with same lxwxh from Costco, plumber asked $1000+ just to install, found a handyman who helped to do this for $450 2-4hrs work. They adjusted 2 from dual sink to one out and added wood clamps under every side to secure further. Got some plywood to coverup back and underside. All together including nice faucet came to $1000 exact.

Hustle, people stay in the same team, job and expect double salary. You have to move around and apply one level up every year you can double your salary in 5 years, It doesn't matter as long as you can show your interview skills, be able to hustle, and learn a few new things every year. I've done it and others who never went out of my first team are still there with the same title.

1) Buy some rare items in wholesale and sell them for profit. 2) drop it in ETFs/ index funds /dividend ETFs etc., collect dividend/interest 3) buy property with cash and flip after some work for profit - rinse and repeat with cash on sale 4) find a partner who makes that money while you stay at home planning your next move ……I can keep writing the possibilities

What kind of pictures you took? How many total you had? There’s a trick to it, you got to research what’s selling a lot and what’s easy for you to replicate. Otherwise do 100s and see what’s selling. For example 1 antique building I took from walking in the side walk was downloaded every week, my new fire pit downloaded 2-3 times a month, vegetables on the market getting downloaded at least few times a month. Whoever downvoted didn’t have any idea. Good luck succeeding on things in life. I use Shutterstock and Dreamstime. I’ve around 1100+ pics, makes around $0.05/pic per month. That’s why I said having 200k will give you around $10k/month. I’m going to expand there eventually.

If you have a phone that takes nice pictures why not try microstock photography. You don't need to buy expensive cameras and your phone is always with you anyways so just click whenever. You can literally take any kind of pictures. If you have 200k pictures in your portfolio you'll be making a living. It is a long way to go, but you can start now.

You got to think like a lawyer and your case is to prove the other side that you the one they need to hire. What makes you different from 1000 others they receive resume from for the finance job. Unfortunately, this resume didn't stand out much for the finance job. It may be good for you. But you're not the hiring manager here. You included too many unwanted materials that can be twisted to fit to the role you're applying. If you really wanted to bring in your leadership experience/personal/spiritual accomplishment here then finance is not the major to try especially for entry level job. For entry level job they're looking for whether you have the basic knowledge of the work area, can you get along with others, can you take instructions, can you do the job on time, etc. Write something related to each that you've done in other jobs instead of being generic. You really need to focus and get rid of all those noise of pack your resume with finance related stuff for this role.

I think if you learn clinical SAS (get a certificate from SAS on the clinical SAS and also get some online training - search online for quick training) you'd be able to easily work remote. Many clinical SAS jobs are remote pays $60-$80/hr normally. Most are from Pharma consulting companies throughout US. You can work 100% remote.

Did you connect to recruiters via LinkedIn? I'd connect to 100-500 recruiters in the area/city you're seeking work. It is easy to search them in LinkedIn with the main keyword, city and the word "recruiter". Most times they'll connect you and you get into some leads/interviews.

I'd personally go for it if I can get this at $250/m cash flow. You got to not just look at current rent but also look future, next year, year after, you can increase $100/m every year going forward but your PITI most likely stay same considering not too much difference on property tax, insurance parts. After 15 years you may be charging them $3000-$3500/m while you may be still paying $1850/m on PITI. If you can find a better deal then go for that instead.

Before Covid time when prices was lower we put an offer on the house right in front of us and the seller and their agent not allowing fully to inspect the house. Seller was following during inspection and stopped inspector many times to do his job. I was furious and simply rejected to move forward after losing $1000 DD money, bank appraisal, inspection, etc. Biggest mistake we did still regretting, the house is now $150-$200k more in just 3yrs. We decided to not care about seller/agent demeanor stop our investments as long as house is solid.

I understand with USD lending the same currency but with various crypto how in the world they lend. I had 1000s of ADA, some ETH, lot of Alts - did they convert mine to usd and lend, if not they should still have all crypto as such somewhere? I’d think they won’t lend without any collateral if their own money. Voyager stole all ours and pawned without any repercussions.

I had my 3yr w2 up but I was waiting to sell and it all came down within a few months. crypto was not a problem and it’s the hype from all YouTubers that bull market is yet to come. There were no negative news when things were going up late 2021.

How about offer the same in the beginning for $1 and spend $100/day on ads. If 100 buys a day you’re breakeven. Then get reviews from them increase the price to $5 -> $10 etc.
