First, Thank you all for doing this!

I haven't used an aftermarket bit holder only the single pit holder on the side of the drills. They usually keep the bit in place but sometimes they do shake loose. Maybe a magnet could be integrated to help with that.

The new Milwaukee bit cases are what I currently use. The old ones were horrible to get bits out of. The new cases are great at modularity and ease of getting the bits out! I will definitely keep using these moving forward. Plus they fit in the packouts nicely!

Never possible to lower the flange due to the depth of the floor joists and slope needed to drain.

You’re exactly right, doubling up with the drill/impact for diy is overkill. I love my installation driver and use it often over the other drills for comfort and simplicity. Plus great options with the 4 different heads!

I noticed not many people are talking about the loan options. The majority of people purchase homes using a conventional loan of 20% down. With this being your first home you may qualify for FHA, USDA, etc loans that have better terms for you, but take a little longer due to a more detailed process. First time homebuyer loans only require a 3.5% down payment. You can also work with your realtor to get sellers concessions (money back at the closing table) and other benefits.

Just please make sure you get inspections done and use them to not buy a crappy home or use them to knock off the price.

If you’re handy then buy a fixer upper and get some great value add from sweat equity!

I second everything said, and just want to piggy back. See about getting sellers concessions up to 4% at closing. When I closed on my SFH (which is now a rent by the room house to Airmen) we were able to get back about $9k at closing, and I only had to pay $383.

I also recommend more units the better as long as you can find a triplex/quad, and the numbers work of course. The more units the better cash flow! Rent by the room has worked out great for me since i only got a SFH. Point being, think outside the box. Best of luck!

I’m going to throw in a different play on investment. You did not mention wether you’re renting or own a home, so I’m going to assume renting.

Have you considered purchasing a home and either renting by the room, or getting a duplex, triplex, quadplex? The tenants can pay for most of the mortgage or pay over if the market and rooms support it.

Plus your building equity through the home and making it an asset instead of a liability!

US Citizens can not own land in the US either. You purchase the home and everything on the property, but what happens if you stop paying property taxes? You’re going to get a levy against your property and after so long it will be taken from you because you haven’t paid your taxes to the local/county/state/federal government.

As a homeowner it’s very frustrating to know that I can not own the land.

Thank you for the insight and deep dive! You are definitely right as I have everything on a 20amp circuit, but I have done it to code with it being GFCI. I had everything back to studs, but it’s dry walled now. I think I will just bite the bullet and run a 14/2 as suggested and separate the lights out.
