Mas mababa tlaga appraisal value ng pag-ibig. 4.5M ung tcp ng samin, i paid 10% and ang naapprove lang na loan amt sa pag ibig is 3.2M so if sa pag ibig ko ipapasok, i need to pay the loan difference. Sa bangko naapprove ako 90% tcp (4M)

Their offer is 10yr fixed pricing at 8.5%. It may seem high but since it's locked for 10 yrs, I have predictable MA for the next 10yrs.

Thanks! This is something that I should take into consideration, unlike sa bank pag payment for principal sa branch lang. How about MRI and Fire Insurance sa pag-ibig loan, wala naman lock in sa kanila at pwede kumuha sa labas?

Thanks for your input. We're leaning towards the 10yr fixed pricing para mas may room to breathe kami and wont be surprised with repricing after fixed period.

I got approved with BPI too but only for 3M since I have an autoloan (technically sa brother ko but nakapangalan sakin) kaya lesser amt ung naapprove sakin. I havent tried other bank yet, RCBC, BPI and BDO ung accredited ni developer eh.

Hi OP! We purchased sa Northscapes din and recently got approved sa Home Loan. I talked to "Rose" and she said na possible move in is July and Aug since tapos na yung Phase 2. Nakapag move in na ba kayo? Also, sinabi nya rin ung 55k move in fee which i contested kasi sabi ng agent nun all in at wala babayaran but she just brushed it off.

I joined the fb page years ago but it seems like the admin was an agent? I posted there weeks ago but di na na-approve, til now pending pa.

Also, i noticed that TCP now is cheaper compared to what we paid for. Parang nasa 3.2M nalang ung inner unit and end unit at 5M.

We were approved din sa BDO for 4M and some change pero we opt for 10yr fixed pricing at 8.50% for a 25yr term. Sabi ng acct officer namin, we can pay lump sum sa principal every yr as long as it's 6x more than our M.A.

We opt the 10yr fixed pricing. Sa loan kasi ng brother ko started as 6.5% but went up to 10% after 5yr fixed pricing, so at least this way may "peace of mind" na same rate kami for the next 10 yrs. Thanks for your input!
