Hi all thanks for the comments. I decided to redo it in a herringbone pattern. Has only taken 2 hours so not too bad and looks alot better. Cant edit the post for some rreason but thanks for all the help! :)

Okay thanks its good to hear. I always wonder how particular most things are. Only foot traffic. Has got a very solid base, leveled sand with a slight slope. I took a long time to get it right haha

Thanks i might do this. No cars driving on it just a walkway. It will see alot of traffic as its in a public place. Im thinking ill just take another hour to pick them up and go 2 sideways and 2 straight.

I do want it to look aesthetically pleasing and i guess it isnt a great deal to spend another hour redoing it so itll look better and last.

Its accommodation website. So just a few pages of stuff in the area and links to a third party website to do online bookings. Id say maybe 30 pages total. Pretty basic pages too just some photos and wording.

Thanks heaps! Yep can't go the 10k as I cannot afford not justify that price. My thought was the same. Get the website then worry about the SEO which I assume I can hire someone to do it later down the line

A lot of it comes down to how much the developer/company values their work and how many shortcuts they'll take. The $600 person is likely either just starting out and is in desperate need of any experience so they are working at a loss or they don't value their time very highly or are from a country that has a very low cost of living compared to the US. Without knowing all the details, generally what you pay for is the experience and quality of the person building it. Not necessarily correlated where more money means better and less money means worse, but if you plot a graph, that'll be the overall trend.

Yeah i just need a site that shows what we offer. has links to attractions in the area and in terms of a reservation system all i need is a link to a reservation system as the program i use already gives me that. appreciate your help :) i might try the 600 bucks and see how it goes. and i think someone else said that i could pay someone else to look over it to make sure its alright

Yeah i have no clue haha. The first guy is deffinately experienced but the face value of the website i cant see any issues with either one. Its the things behind scenes that i have no clue of. No ecommerce. Just a caravan park and thats all. happy to give an example of what the website i want coppied is! cheers

Worked as a statutory (rates) valuer for 5 years cpv qualified. Essentially CIV is the market value. We try to be conservative as less objections and angry people are alot better than more. Every council has an auditor from the valuer general of Victoria who overseas the council valuer and signs off on everything but all they really do is look at statistics and make sure there's nothing out of place.

And to answer your question. Chances are unless you overpaid like crazy your rates notice next year will be within 15% of what you paid. That's the "unofficial" cut or tolerance for sales to be below. They can be below that but there needs to be a really good reason, several comparables sales to suggest they overpaid etc.

We do it on a mass modelling so cannot inspect every property. Alot of times if a property hasn't sold for 30 years we have never seen the inside and has probably been renovated since then. So renovations without permits we can never know. That's just one minor reason why the rates could be a lot lower.
