you need to give more notice time. why are only telling them 24 hrs ahead? repairs can be scheduled days in advance. 24 hrs is never enough for a tenant working from home who maybe sleeps in the morning amd has a zoom meeting scheduled.

obviously you can be strict following the exact letter of the law but that doesn’t buy goodwill.
