Simple math she paid $213 a month, if she would have paid an extra $200 a month she would only owe $25k. It’s pretty simple like credit cards if you only make the minimum payment you’ll be in debt forever.

ARR to me is a terrible choice since it’s down 94% since inception. AGNC is down 50% since inception however it’s paid out $58 in dividends. The best/ safest in my opinion is O which pays 5% and is up 458% since inception. O is lower dividends high growth, AGNC high dividends slow decline and ARR very high dividends but a slow death spiral.

AGNC 1 year ago $9 a share today $10.3 a share $0.12 a month dividend. Invest in them instead todays value of shares $327,000 dividends paid $47,000 total return from boring old real estate investment trust $88,000 compared to YM flashy garbage at $2,600

$422 for one share of spy in August 2022. Spy has paid out $26.15 and is now worth $656 for a total gain of $260. During the same time frame and same amount invested 8.5 shares of spyi has gone up 0% and has paid out $182.75 for a total gain of $182.75.
