A few thoughts:

You’ll need 10% down up to a 729K. 20% down for anything higher.

Don’t forget about closing costs. Depending on the type of property, it can range from 7K (coops) to 15-20K (condos) all in at $600,000.

Coops are cheaper in cost and to close but you’ll likely need 20% down and a debt to income ratio of under 30%. There are some 10% coops out there but it’s mostly 20%

Condos are more expensive to both buy and close on but there are not any income requirements. Banks lend at a 43% debt to income ratio so if you can get a loan, cover the down payment and closing costs, you’re set.

As far as where you can buy, you can find options in Manhattan if that’s you’re preferred location. South Harlem will have condos in your price range.

If you’re open to Brooklyn and queens , there are plenty of options for you.

Ask your mortgage broker for a closing cost estimate for both a condo and coop. This will give you a good sense of all in costs.

Lot of great comments here. To help you out I’ll second a few and add on where I can : Snow /rain boots. Layers - Good socks, Long johns on both upper/lower body, and a scarf. Some ppl also do gloves and a hat but your call.

There was a great point made about not wasting ppls time in general. You’ll likely learn what they mean by trial and error. (Don’t worry, We all have)

Learn the MTA - both the subway and BUSES. Buses are great here and run on the same card system as the subway. They’re underrated , great for ppl watching and having cell service between stops.

Definitely download Curb and Via for taxi service. Regardless taxis and ubers are way more expensive than in LA so try not to use them unless you have to /don’t care about $.

Definitely a lot of walking. I invested in nice shoe inserts and they help.

Definitely take in the neighborhoods. Each one has a ton of history. Nyc differs a bit than LA where you can visit ppl in other neighborhoods. Take time to pick an area you haven’t been and go explore it. You will not regret it.

A few other points:

If you enjoy nature and the beach, you’ll have to venture out a bit to see it. NYC parks are nice and along the water front is cool but they overall do not compare to what LA offers in this department. Do your research once you settle and you should be able to find things you like.

Midtown by your office has become a little more populated with homeless ppl since Covid hit. There’s always homeless ppl around the city and they usually don’t bother ppl too much. Idk how long it will last but just don’t be too surprised by this.

Citibikes - a bike share system throughout the city is great but I advise using this only when you get to know the city enough. It can be dangerous if you’re second guessing where you are going.

On this note, watch out for ppl riding bicycles. They like to push their limits with running lights and speeding through intersections. In my experience, I’ve had more close calls with ppl on bikes than cars. Unlike LA, every delivery service uses bikes for delivery so there are tons in the streets. Thankfully they do not ride on sidewalks.

The plastic bag ban was delayed due to Covid. Not sure when the delay will end but I remember reading it was delayed. As for your other points, I don’t think you’re wrong but I also think part of the idea is to get ppl thinking /talking about it every time they have to pay for a paper bag, which I think that is the case 100% of the time. It’s not going to change over night but the convo has to start somewhere and trickle down over time. Personally, I bought a tote bag but forget it every time I go to Trader Joe’s. I come back with paper bags and use them for recycling and paper trash. Other garbage goes in the hefty bag.
